This 1 bedroom condo complex is directly beachfront on the north end of South
Padre Island with 2 heated pools. Oct to April heated pools are a definite
rare find on the Island.
Remodeling done in June of 2022 consisted of new kitchen, painting, and new
furniture. It has very high ceilings and fans to make it feel spacious. The
common area grounds have a cool retro vibe of a by gone era we think you'll
dig. It is not brand new out there, we want that noted by our guests.
Must be 25 years of age or older to rent (primary tenant - clearly your kids
are allowed)
Please keep in mind that while this one bedroom condo was remodeled this is
not a luxury unit it's a basic condo within walking distance of the beach you
simply exit the unit and walked by the two pools and the grounds to access the
beach while the complex is beachfront this unit has no View and is not
beachfront and I say this as a repetition so that this is recognized because
we don't want anyone disappointed

One of the great features that is quite rare for a 1 bedroom condo is the
great amount of sleeping space. The 1 bedroom has a stand alone full sized
bed, plus a bunk bed that is a twin over full. In the living room, there is a
pull out couch as a full sized bed. We do also provide a full sized airbed (do
bring extra bedding though if you wish to use)
The kitchen is fully equipped with pots/pans/dishes/etc. plus the eat in
breakfast bar is great for quick meals and helps save you money.
For families with young children or Grandparents wanting to bring their
grandchildren down this is a perfect location.
Towels and linens are provided as well as basic toiletries. There are coin
operated laundry facilities on site here with washers and dryer.
While the complex is beachfront, this condo does not have a beach nor pool
view and the patio is there though nothing to brag about. Please accept this
prior to booking. Still..you...at least don't have to walk across the street
to access the beach or use your condo once you are on the beach with the
family nor lug your pop up tent or beach toys too far.
You can walk to a few beachfront bars & restaurants nearby
This condo & complex is very family friendly. It is not a party complex and
therefore it is a requirement the primary guest is 25 years of age or older.
There are other house rules that apply to booking this please review those
PRIOR to booking message me within Airbnbs system, not after as I do have a
strict no cancel / no refund policy once you have booked.
The city of south padre short term rental permit is available upon request.
While I do have an electronic lock we set with a code for entry, you will be
required to still visit the property front desk upon check in to register all
guests name, vehicle license plate, and be given a parking permit. During peak
times they do require use of wristbands they give you and max is 6 bands.
While we have the best available Internet/wifi from spectrum they are the only
provider on the island and up time and coverage can be spotty at times we want
you to be aware of that
If you can't find the network name SouthPadreTrips it's usually means we had a
power outage and when the power comes back on It typically defaults the router
to the factory network name and password, which is located on a sticker on top
of the router.
Generally, if you reboot the router by unplugging it for a few minutes and
plugging it back in it will pop up

This property and listing does require a few things after the booking is made
on Airbnb:
1.) You must additionally assure against damages by either agreeing to pay a 1
time $59 damage coverage protection plan fee (not refundable) to assure
against damages
OR
You may choose to do a fully refundable $500 damage deposit. You must do one
or the other to book this property and stay here
We bill for either via the Airbnb resolution center prior to arrival. Again,
these are fully disclosed for guest convenience as many HOAs are very strict
on coverage plans.
Our listing again, REQUIRES that the primary tenant is 25 years of age or
older to book & must be present at check in. You MUST contact us prior to
booking if you are not 25 - no exceptions - though it IS POSSIBLE sometimes
with additional requirements.
2.) Please take note we do require an E sign rental agreement with an attached
photo ID after booking is made, We require to maintain our City of South Padre
Island Rental License a signed rental agreement you may esign by docusign
prior to arrival to be checked in with door code therefore you must provide
your email address. You must attach a pic of your photo ID OR upload to Airbnb
messaging to age verify as 25 years of age or older. If you are not 25, we do
NOT allow you to book unless you contact us first :) though it may be possible
with additional requirements
Please contact us prior to making a reservation not after about these
stipulations above as we have a strict cancel policy. We are fully disclosing
this prior to booking and require all guests to read and agree to all house
rules as well as submit a docusign rental agreement contract with a pic of
your photo ID to age verify. This is not optional
**Special Terms for Spring Break Dates: March 8 through March 23**
Main guest must be 25+ OR you are required to pay both the $500 refundable
damage deposit. This is per HOA requirements.
