Hilderton Holiday House is on Hogans Road in Yarrawonga, Victoria.

We simply love this house and cannot wait to host holiday guests here.

We love the LOCATION:
- Just minutes from the centre of Yarrawonga and Mulwala
- Next to the Black Bull Golf Course, Silverwoods
- Just up the road from the Hogan’s Rd boat ramp and the lake.
- Linthorpe Drive kids playground and park just minutes away.
- Short drive to Bundalong and the Rutherglen wine region

We love the unique FEATURES:
- so much parking on-site for cars, boats and trailers.
- huge back yard, the kids can run and play, even fly a kite!
- solar heated pool with sun lounges, and real grass.
- the under cover alfresco is all north facing.
- there is a separate kids lounge and gaming area.
- and the ladies have their own garden wine lounge.

Please note, this property is located in a residential setting.
Which means: NO PARTIES, NO anti-social, disrespectful behaviour.
No more than 14 guests permitted. No tents, no camping.
A security deposit of $1000 is required to be paid to the Property Management Agents (Waterfront Holiday Houses Pty Ltd)

The Space:
The house has just undergone a stylish, refreshing renovation, and has created comfortable, social spaces that connect the indoors with the outdoors, and instantly provides the guest with a sense of “its holiday time”

The open plan kitchen, living and dining spaces can cater for 14 guests comfortably.

Every detail has been thought of, creating a ‘home away from home’ experience for guests.

The ENTERTAINER will love this house:

- the breakfast bench is huge, and there are still great pool and garden views from every angle.
- there is an abundance of quality entertaining crockery and glassware, enough to set for a big dinner party.
- Big dishwasher, gas oven and cooktop, huge fridge, separate drinks fridge
- On the al fresco a good sized 4 burner BBQ.
- Outdoor dining under the al fresco and an indoor dining table with seating for 10.

FAMILIES will love this house:

- The swimming pool is solar heated, the back yard is secure, there is a good balance of shade and sun.
- There are 5 TV’s throughout the house
- Unlimited wi-fi, with separate kids gaming lounge
- Bedroom fans and air conditioning!

All quality bed linen and bath towels are provided.
Please supply your own beach towels.
A starter kit of coffee, tea, sugar and basic pantry items are provided.

Guest Access:
You have access to the whole house and yard and pool privately. No other guest or owners have access during your stay!

The Neighborhood:
Woodlands, Yarrawonga is situated right on the banks of Lake Mulwala. It is only a few minutes drive into the town of Yarrawonga, and only 30mins from the beautiful Rutherglen wine district.

Getting Around:
Yarrawonga, Mulwala and surrounds have a local taxi service and each Club and some Pubs offer courtesy buses.

Other Things to Note:
This property is professionally managed by Yarrawonga Waterfront Holiday Holiday Houses Pty Ltd. When you book, you will receive a personalised 'hello' call from one of our reservation girls, who would love to assist you with any questions you may have about your stay.

Booking Terms and Conditions:

Photo ID with residential address is required within 24hrs of making a booking.

STANDARD Booking Cancellation Policy:

Payment of the rental deposit constitutes the clients acceptance of the Property Specific Terms and Conditions. Variations in terms are reflective of noise restrictions, swimming pools, pets and on-site parking.

Booking Cancellation Policy:

Balance of the rental amount must be received in full 28 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let the property.

Cancellation of the booking by the client, deposits are non refundable unless the property is re-let for the entire period for equal value. If the property is re-let, the guest may have a credit for future bookings, or request a refund.

If a refund is requested, then a $110 administration fee will apply. Please note the 2% merchant fee and the 8% booking fee is non-refundable. The advertised nightly rack rate is the amount refunded.

Should a cancellation notice be given for a peak period booking, or a booking with less than 28 days notice, then a $250 refund administration fee will apply.

COVID and cancelations:

Please note, COVID cancellations will require medical evidence submitted for the cancellation request to be approved.

If you have a booking and you contract COVID, the option available to you will depend on the following
(a) the date of the booking
(b) the number of guests in the original booking, and
(c) the availability for re-booking within a 3 month period
(d) the owner of the property.

If a booking cancellation request is approved, guests will be required to pay for the clean and any linen used to set the beds.

Credit notes:
You will be issued with a credit voucher for the full value paid on your existing booking. This credit will be valid for12 months at the original property booked or an alternative property if that property is no longer available.

Transferring a booking to new dates:
Check availability on our website for future dates and we will make the alteration for you.
If your preferred dates are not available, we will contact the owner to confirm if we can release the booking to an alternative property.

Please note: Bookings made with a credit voucher, or a transferred booking, the standard cancellation policy applies should you decide to cancel after the booking has been made.

Please note: Refunds will not be offered for peak periods (Melbourne Cup, Christmas, NYE, January, Australia Day, Labour Day long weekend, Easter, June Long weekend, AFL Grand Final weekend)

Our Host cancellation policy on these websites is simple. The advertised nightly rack rate will be refunded, less the $110 cancellation processing fee.

Service fees, booking fees and merchant processing fees are non-refundable.
Bookings made via 3rd party websites and agents (including but not limited to Airbnb, Stayz, Homeaway, booking.com, TripAdviser and Expedia) these fees are approx. 23%

This is 23% of the booking tariff (ie if you booking tariff was $1000, the booking fees and commissions fee will be $230)

Guest funds, will be returned via bank transfer within 7 days of receiving this payment from the 3rd party platform.

Please note: Guest funds from bookings made via 3rd party booking sites will not be returned prior to booking dates in any circumstance.

How to cancel:

For bookings made via AirBnB, Booking.com and Trip Advisor, you will need to request to cancel via your account with the respective website.
Please do not select ‘request’ money via the Airbnb platform, as it will be declined. We, the Property Managers receive payment from AirBnB after the planned check-in date of the booking.
How to postpone/change a booking.

You will need to request to amend your booking via your account with the respective website. Waterfront Holiday Houses will then be contacted by the 3rd party website and will accept that request.

On 3rd party websites, changes to bookings cannot be made on the day of check-in.

Please note, in the event where the security bond was paid in advance, this will be returned within 7 days without an administration fee.
