1. Should the number of guests upon arrival exceed the number of guests as per the original agreement, additional charges of USD$1,000.00/additional guest/night will be collected prior to entry of the villa. Please confirm your exact guest count in advance, including any anticipated additions, so we can allocate bedrooms, staffing, and menu planning accordingly. With advance notice, additional guests may be added at a reduced per-person rate.
If accommodations cannot be made, Villa PM has the right to cancel the reservation without a refund.
Please be sure to indicate the actual number of guests (adults and/or kids) who will be arriving at the villa in advance.

3. The published Base Rate on VRBO covers up to **six couples (six bedrooms)**. Adding guests or opening additional bedrooms (up to nine bedrooms in total) will automatically adjust the nightly rate. This tiered pricing keeps Villa PM affordable for smaller groups while giving larger parties the flexibility to add space as needed.
