Welcome to our spacious 3 bedroom house with 1 king bed, 2 queen beds, 2 full bathrooms, 1 half bathroom, kitchen, living and family rooms, deck, and large backyard.
The basement is a separate unit with its own entrance and has no access to the main floor. it has its own separate heating system and its own laundry.
The basement can be rented separately. It is a legal suite and has it's own furnace, laundry, appliances etc. Nothing is shared between the Main floor and the basement.
You can also rent the whole house, including the basement if available.
Located in a peaceful and quiet neighborhood, North East of Edmonton and close to a variety of amenities:
5 minutes to Anthony Henday highway
5 minutes to Londonderry Mall
2 minutes walk to the bus stop
12 drive to Clareview Recreation Centre and library
22 minutes to Edmonton City Center and downtown
26 minutes to West Edmonton mall.
Follow the house rules. Try to be courteous to the property.
Guests can access the following:
-One parking spot at the front of the house on the side immediately facing the entrance door
-one street parking is also available.
-Well equipped kitchen with pots, plates, cups, utensils, stove, refrigerator, microwave, coffee maker, and toaster. Ensure the kitchen is properly cleaned up after use.
-Laundry is available on the main floor for main floor guests only. Use the washer and dryer with reasonable caution. Charges for misuse will apply
-2 living rooms
-2 dining areas
-Balcony/deck. It is your responsibility to ensure your safety and the safety of other users, including kids. It is also your responsibility to ensure that the balcony/Deck is clean after use
- Garbage and recycling bins are available in the kitchen -The main garbage bin is at the back of the house
- A maximum of 3 visitors may be received from 7 a.m to 9 p.m only
Off-limit access for guests:
-Garage and basement.
The following are not allowed:
- No smoking inside any area of this home
- No shoes inside the home
- Parties and events are strictly prohibited
- Only registered guests are allowed
- No eating or drinking in the bedrooms
- No pets are allowed
Also
-Take all garbage out before checking out
- Wash all the dishes before checking out
-Any extra cleaning charges or noise violation charges will be deducted from the damage deposit
-Damages exceeding the security deposit of $150 must be paid by guests and will be reported to VRBO.
No pets allowed. Events are not allowed. You will be charged $250.00 for clean-up if not respected.
No smoking is allowed inside any area of this home. You will be charged $250.00 for clean-up if you smoke inside the house.
