This listing is for the entire home, including the fenced in backyard with patio area, swimming pool (HEATING OPTIONAL) and hot tub. It is a quiet, peaceful backyard, perfect for a relaxing visit! 

This 4 B/R 2700 square feet home with high ceilings is located in a quiet, established neighborhood. The inside of the home is modern with luxury touches throughout including a full-size billiards table.

**STAIRS ARE REQUIRED TO ACCESS TO COMMON AREAS AND BEDROOMS**

SLEEPING AREAS:
Master suite with king-size bed and attached full bathroom
Private bedroom with queen size bed
Private room with 2 twin size beds
Guest bathroom in upstairs hallway and downstairs

COMMON AREAS:
Large Kitchen with all your cooking needs, separate dining area, living room and a fully stocked laundry room, hair dryer, iron & ironing board, and vacuum cleaner are also available.

(Children supplies such as high chair and pack n play are available for rent, please ask if needed. $5 per day per item, plus a $35 delivery charge. All fees subject to Arizona sales tax.)

PARKING:
Driveway can accommodate 2 vehicles, 1 Garaged. No overnight street parking allowed.
** No Trailer or RV Parking Accommodations Available**

50” HDTV in Master Suite

POOL:
Heating Optional - the swimming pool is not normally heated and may take up to 24-36 hours to get up to desired temperature (varies with weather) and because of the heat pump system the pool heater will not operate below outside temperatures of 50 deg. Please let us know at booking time if you are interested in the heated pool option. Guests requesting this option are responsible for a service fee ($50/night - 1 week minimum plus tax and fees) added on to your reservation cost.

*We do our best to ensure guests have a 5-star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper etc so that upon check in you do not need to run to the store. If you are staying longer than a few days, you will need to purchase these items. Thank you!

When booking, please let us know how many guests will be in your party as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc. I am happy to answer any questions you may have.

LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.

Please only book this home if you will respect the neighborhood and its residents. Please limit noise when you are outside and observe quiet hours from 10PM to 8AM.

If your trip is more adventure focused, the home is located near the Red Rock Mountain. Lake Pleasant is not far away as well. This home is also located an easy drive to Major League Baseball spring training stadiums, the Barrett Jackson auto show, the Arabian Horse Show, the Fiesta Bowl and all the other great area events

If you are going to be travelling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.

Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).

OTHER NOTES:
*Noise ordinance set in place 10pm-8am. Subject to additional fees if not followed.
*Thermostats may have temperature limit locks (i.e. 72 deg.) to prevent being set at temperatures that may cause catastrophic damage in high heats or to help control out of the ordinary utility costs throughout the year.
*Pool and landscape vendors access the home once per week and have access to the back yard

For your safety and the safety of the home, we have three external security cameras installed to monitor points of entry. None of the cameras point towards interior spaces.

This cap typically only applies in the summer months depending on tenant utility usage.

This is a quiet neighborhood with multiple grocery stores within 5-10 minutes driving and numerous restaurants nearby.

Getting Around:
We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation near us, it can take a while to get to your destination by bus.
Feel free to ask about distances, and we will let you know average drive times.

We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. We by no means expect you to fully clean the property before you depart and instead request that guests clean up their spills and messes as they occur and remove any extra garbage that may build up during the stay. Excessive amounts of garbage and extra messiness may require an additional cleaning charge for our cleaning team.
