⏺ DOWNSTAIRS UNIT:
We want your stay to be comfortable and safe. The rental is an DOWNSTAIRS unit within a larger home, and while there is an interior staircase leading to the UPSTAIRS, that staircase remains securely locked at all times and is not accessible to guests. The DOWNSTAIRS space is fully separate and private, giving you a quiet, exclusive area for your stay, and the locked staircase is one of the measures we use to protect your privacy and security.

⏺ PARKING:
The home includes an attached 1‑car garage that is clean and available for your use. An additional 2‑car garage bay is reserved for the UPSTAIRS tenant, so please keep that space clear for their use. If you choose to store items in the garage, please note it is not temperature controlled or guaranteed to be watertight, and we cannot be held liable for any damage to stored belongings.

⏺ SNOW:
Utah can experience heavy snowfall at times, and we want you to be prepared. We cannot guarantee that the driveway will be cleared before your arrival, though we will make every effort, when possible, to have someone shovel, clear the driveway, and apply an initial layer of snow melt before check‑in; this service is not guaranteed and depends on availability. During your stay, guests are responsible for any additional shoveling or application of snow melt, and we recommend using the tools provided to keep the driveway and walkways clear for safe access.

Please use caution in snowy or icy conditions and wear appropriate footwear when outside. If you have concerns or need guidance regarding snow removal, contact us and we will gladly offer assistance and support. ⏺ PET POLICY:
We are happy to welcome one pet as part of your stay. If you wish to bring more than one, please contact us in advance so we can review and possibly approve exceptions on a case‑by‑case basis. A one‑time, non‑refundable pet fee of $100 applies regardless of stay length, and for extended stays, a pet rent of $35 per pet per month will also apply; these fees help us maintain a clean, comfortable environment for all guests.

Please promptly clean up all pet waste anywhere on the property, as failure to do so can damage outdoor spaces and will result in a $150 fee to cover cleaning and restoration. ⏺ SMOKING/VAPING:
This is a strictly smoke‑free and vape‑free property. Smoking or vaping inside the home is prohibited, and any violation will result in a $500 fine per incident, plus full billing of all remediation costs. Noncompliance with this policy may also lead to immediate termination of your stay without a refund.

Smoking or vaping indoors creates health concerns and compromises the cleanliness and comfort of the space for future guests. If you choose to smoke, please do so outside the property (on the street), to prevent smoke from drifting into the home. Smoking inside the garage is also strictly forbidden. We appreciate your cooperation in respecting this policy and our neighbors.

⏺ DRUG USE:
The use or possession of illegal drugs or substances is strictly forbidden anywhere on the property, inside or outside. Any report or evidence of illegal drug use will result in immediate termination of your stay or lease and may involve law enforcement. Because illegal substances pose serious health hazards to you, others, and future guests, any remediation required will be billed in full, plus an additional $500 fine.

⏺ SECURITY CAMERAS AND SYSTEMS:
Your safety is very important to us, so we use security cameras that record motion events; you can find details about camera locations in the listing’s amenities section. Any tampering with, disabling, or altering the cameras or security system will result in a $250 fee per incident.

⏺ PARTY POLICY:
We strictly enforce a NO‑PARTY policy. If you are planning a large event or gathering, please do not book this property. Any violation of this rule will result in a $500 fine and immediate termination of your stay.

⏺ BRING YOUR OWN LOGIN:
The property has Smart TVs with various streaming apps available for your enjoyment. Access to these services follows a “bring your own login” policy, meaning you must sign in using your personal accounts; we do not provide login credentials. Guest mode is enabled on the TVs, so your accounts will automatically be signed out on your selected check‑out date for your security.

⏺ EARLY CHECK‑IN/LATE CHECK‑OUT:
We recognize that travel plans vary and will try, when possible, to honor requests for early check‑in or late check‑out, but approval depends on availability and scheduling. Please contact us ahead of time with your request; if we can accommodate it, additional fees may apply based on the time requested and the impact on cleaning and maintenance schedules, and these fees will be shared with you before confirming any changes. To maintain our standards, it is important that you follow the standard check‑in and check‑out times; arriving early without approval may mean the property is not yet ready, and staying past check‑out without approval will result in being charged for an extra night at the current market rate.

⏺ UTILITY OUTAGES:
Occasional outages of electricity, water, internet, or other utilities can occur and are outside our control. We understand these interruptions are inconvenient and will assist and share updates when we can. However, because these events are beyond our control, no refunds will be issued for utility outages.

⏺ DANDER AND ALLERGIES:
This is a pet‑friendly home, and we do not maintain a record of the specific types of pets that have stayed here. As a result, pet dander (including from cats or dogs) may still be present even after cleaning. If you have pet allergies, please take this into consideration before booking, as we cannot guarantee the complete removal of all allergens and no refunds will be issued for allergy reactions related to pet dander.

⏺ BUGS AND PESTS:
Our properties receive regular, professional pest control treatments. However, because Utah features an arid, desert climate, local insects are a natural part of the environment. You may occasionally see pests, particularly if doors or windows are left open. If you encounter any issues, please notify us immediately so we can dispatch our pest control service to address it. Because bugs are an unavoidable aspect of the local landscape, we do not issue refunds or credits for their presence. Thank you for helping us keep the property clean and comfortable!

⏺ BACKYARD & LANDSCAPING:

We have professionally zeroscaped our property to support Utah's drought conservation efforts.
Our backyard features beautiful local rock and desert landscaping instead of a manicured lawn.
You may see natural patches of soil and occasional desert weeds. Routine Care: We clear weeds regularly, but they can grow quickly in the summer heat.

We want your stay to be perfect. If you notice any overgrown weeds that we missed, please let us know immediately so we can remove them for you.
