Strict No-Party Policy: This estate is located in a quiet, historic residential neighborhood and is strictly managed as a quiet family and alumni retreat. We do NOT permit parties, or loud gatherings and require all guests to be respectful of the house and the neighbors when reserving.

Spanning 4,150 sq/ft in the historic district of College Station, this spacious 5-bedroom, 5-bathroom estate offers a refined experience tailored for returning alumni, multi-family vacations, and peaceful game day stays.

Located less than a mile from Kyle Field, you can enjoy a convenient walk to campus and return home to a comfortable, private setting.

Step outside into a fully fenced, private backyard designed for outdoor relaxation:

Private Pool & Spa: Take a dip in the pool or unwind after a day on campus in the heated hot tub (pool heating available for an additional fee).

Pet-Friendly: The completely enclosed yard provides a safe environment for your pets.

Inside, the home features a dedicated game room providing entertainment for guests of all ages:

Billiards & Games: Features a pool table, long shuffleboard table, and poker table.

Live Sports & TV Setup: Equipped with a full subscription to YouTube TV for seamless access to live television and major game broadcasts. Every bedroom includes its own TV.

Comfortable Sleeping Arrangements (5 Bedrooms / 5 Baths)
Designed for maximum comfort and privacy, each bedroom features its own dedicated bathroom—eliminating the need to share space.

The 8 beds comfortably accommodate groups:

First Floor:
Bedroom 1 (Primary Suite): 1 King Bed + private luxury bathroom
Bedroom 2: 1 King Bed + private en-suite bathroom
Bedroom 3: 1 King Bed + private bathroom

Second Floor:
Bedroom 4: 1 King Bed + private bathroom
Bedroom 5 (Bunk Room): 2 Bunk Beds (4 Queen mattresses) + private en-suite bathroom

Parking
Parking is straightforward and off-street. The property includes a 2-car garage and a wide driveway, providing sufficient off-street space for guest vehicles without blocking the street or disturbing neighbors.

Guest Access
Guests will enjoy exclusive, private access to the entire estate, including the main house, game room, garage, and backyard pool/spa area.

Location & Neighborhood Focus
Enjoy the historic district`s charm while staying less than a mile from Texas A&M and Kyle Field. We ask all guests to respect the surrounding permanent residents and keep noise levels to a quiet minimum when outdoors.

All payments for your reservation are processed through Stripe, a third-party platform required by Vrbo, which incurs a 3% credit card transaction fee per booking. If you cancel within the applicable cancellation policy timeframe, we will refund the full amount paid, less the 3% credit card fee. This will also be stated in our house rules agreement form.
