Rental Agreement

A rental agreement will be sent once your reservation has been accepted. Your booking is considered confirmed only after the agreement has been signed.

To secure your reservation, the agreement must be completed and returned within 24 hours of receipt.

Minimum Booking Age

The primary guest making the reservation must be at least 25 years old and must remain at the property for the duration of the stay.

Maximum Occupancy

In accordance with local regulations, the property accommodates a maximum of 12 guests, including children and infants.

Registered Guests Only

Only guests included in the reservation and registered with Arrowhead Lake Community Association are permitted on the property.

Unregistered visitors, additional overnight guests, parties, events, bachelor/bachelorette parties, and large gatherings are strictly prohibited.

Quiet Hours & Respect for Neighbors

The Family Hideaway is located within Arrowhead Lake, a peaceful, family-oriented community where residents and guests value a quiet and relaxing environment.

Please observe community quiet hours:

• Sunday–Thursday: 9:00 PM – 8:00 AM

• Friday–Saturday: 10:00 PM – 8:00 AM

Excessive noise, loud music, shouting, or disruptive behavior is not permitted at any time.

The property is equipped with a noise monitoring device that measures volume levels only. The device does not record conversations or audio.

Secure the Property

For your safety and the security of the home:

• Lock all exterior doors and windows whenever leaving the property.

• Keep the Irish Pub locked when not in use and before retiring for the evening.

• Turn off lights, televisions, and appliances when leaving for extended periods.

Kayaks

Guests are welcome to enjoy our two complimentary kayaks.

• Life jackets must be worn at all times while using the kayaks.

• Guests use the kayaks at their own risk.

• Please return paddles and life jackets to their designated storage location after use.

• Kayaks must be returned to the rack and secured after each use.

Hot Tub, Sauna & Fire Pit

• Children must be supervised at all times.

• No glass containers are permitted in or around the hot tub or sauna.

• Please replace the hot tub cover after each use.

• Never leave fires unattended.

• Fully extinguish all fires after use.

• Local burn bans must be observed when in effect.

Wildlife Awareness

The Poconos is home to bears, deer, raccoons, and other wildlife.

• Do not leave food, coolers, birdseed, pet food, or trash outdoors.

• Secure all trash in designated containers.

• Keep vehicle doors locked.

No Smoking or Vaping

The Family Hideaway is a strictly non-smoking property.

Smoking, vaping, e-cigarettes, cigars, cannabis, and the use of any other smoking devices are prohibited inside the home, Irish Pub, sauna, hot tub area, and anywhere on the property.

Any evidence of smoking or vaping, including odors, ashes, cigarette butts, smoke residue, or burn marks, will result in a minimum additional cleaning fee of $500, plus any costs associated with repairing damages or restoring the property.
