Located near the beautiful beaches of Sea Isle City, Ocean City, Avalon & Stone Harbor! This 2600+ square foot home has 4 bedrooms upstairs and 1 flex space on the first floor that can be used as a 5th bedroom with a queen pull out couch or as a 3rd family room with TV and dedicated workspace. This inviting home also offers a private heated pool, fenced backyard, large deck with outdoor dining and large fire pit area with additional seating. 2 Car garage also available for guest use! Hoses located in front (next to garage) & backyard (next to deck) for rinsing off sand after a beach day!

KEY FEATURES:

PRIVATE POOL w/ heating available. Cool off during those hot summer days in our refreshing private pool. With ample space for lounging and soaking up the sun, the pool area is a true oasis for relaxation and fun. Pool has a shallow end of 3 feet and "deep end" of 5 feet. NO DIVING. Pool is expected to be open from Memorial Day to the end of September.
* Please note pool heating will be charged EXTRA at $30/per day. Usually not needed during summer months. Guests MAY NOT turn on heater - ONLY our pool company may do so. You will be charged accordingly if it is found to be on during or after your stay.

The pool is professionally maintained once a week, usually every Monday or Wednesday. The exact day and timing may vary due to weather or scheduling, and we may not be able to notify you in advance.
The pool technician will not enter the home and will be on-site only briefly to service the pool. This routine service is necessary to ensure the pool remains clean and safe for your use. Your privacy and comfort are important to us — please don’t hesitate to message us with any concerns.

- Paver walkway leads to a grass yard inside the fence as well as to gated access to a back and side yard outside the fenced area available to guests to spread out even more.

SPACIOUS INDOOR LIVING:
- Three separate indoor living areas! This property boasts 3 separate living areas. One large bright & airy main living room with large TV, sectional couch & 4 seater couch, a 2nd living room with baby grand piano & additional seating and a third flex space that could be your 3rd living room with TV and dedicated workspace with sitting/standing desk and/or a 5th bedroom with queen sleeper sofa.
- Eat in kitchen with dining table and seating for 8 and 3 stools at the kitchen island. Outdoor dining table on deck seats 6 and round table on pool deck seats 4.

SLEEPING SPACES:
- Master bedroom with king bed and on-suite bathroom with jacuzzi tub and large shower on 2nd floor. Sleeps 2.
- 2nd Bedroom with king bed on 2nd floor. Sleeps 2.
- 3rd Bedroom with queen bunk beds on 2nd floor. Sleeps 4. (Strict max of 600 pounds total on top bunk queen bed.)
- 4th Bedroom with queen bed on 2nd floor. Sleeps 2.
-Flex room/5th bedroom with pull out queen sofa on 1st floor (NO DOOR, open doorway to front entryway). Sleeps 2.
Total of 12 Overnight guests MAX. $150/fine per day per person for any and all unauthorized overnight guests. NO PARTIES ALLOWED.

KITCHEN ITEMS:
- This rental comes with stocked kitchen including pots, pans, baking sheets, silverware, bowls, plates, drinking cups, cooking utensils, dish soap & sponge and 1-2 rolls of paper towels (additional rolls responsibility of guests.) Separate coffee bar area has a dual coffee maker with drip coffee pot & k-cup capability and coffee cups.
- Guests must bring their own k-cups, coffee and coffee liners as well as dishwasher pods.

BATHROOMS
- Half bathroom located on first floor, upstairs full hall bathroom & full bathroom in master bedroom.
- This rental comes with 2 rolls of toilet paper per bathroom. Additional rolls are the responsibility of guests to bring or buy.
- One set of towels per guest is provided and 1 hand towel per bathroom. Guests must bring their own shower items: shampoo, conditioner, body wash, etc.
- All bathrooms have hand soap.

TV & INTERNET
- Host provides high speed internet & Wi-Fi
- TVs are located in all 4 bedrooms, in large living room and in flex living room/5th bedroom.
- There is NO cable TV channels provided. All TV's are either smart TVs or have Roku devices for streaming. This property is BYOL (bring your own login) only.

HVAC:
Central air conditioning and heat throughout home. (*PLEASE do not keep windows or doors open when A/C is on, it will burn out the system.)

LAUNDRY ROOM:
- Full size washer and dryer in separate laundry room available for guest use. Must bring your own detergent & dryer sheets or purchase during your stay.

GAMES:
This property comes with various boards games & puzzles on shelf in 3rd & 4th bedrooms. Host is not responsible for missing pieces or damaged games. Please inform host if you find this to be true during your stay.

PROVIDED ITEMS:
- 4 Pillows & 1 comforter per bed is provided.
- Guests must bring or rent their own linens (fitted sheets, sheets & pillow cases.) You can inquire with host if you'd like to rent sheets from a local company.
