Step inside and you'll find multiple well-appointed living spaces filled with natural light and room to spread out. The fully equipped kitchen is ideal for slow mornings, home-cooked dinners, or gathering together over coffee. And when the day's done, the private backyard is waiting with a hot tub, fire pit, and outdoor furniture under the trees.

The game room brings the energy indoors with a pool table, ping pong table, and board games. Free weights and a yoga mat round out the setup for guests who like to stay active on the road.

SLEEPING:
Each of the 6 bedrooms is thoughtfully appointed with quality beds and Egyptian cotton linens. The bathrooms are stocked with fluffy towels, premium Public Goods toiletries, and a hairdryer so you can pack light. The Hideout Room features two bunkbeds, each with a single trundle bed below.

Located just a short drive from the University of Oregon, Autzen Stadium, downtown Eugene, and the city's scenic riverfront trails and parks. Close to everything, but set back in a quiet residential pocket away from the crowds.

Four cars can fit in the driveway. There is also free street parking. Be sure to keep an eye out for street cleaning signs.

HOUSE RULES:

PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein.

VERIFICATION: Bookings are protected by TRUVI. After confirmation, guests must complete identity verification (takes less than a minute) before arrival. Check-in details will be shared after this step. Guests may also need to agree to House Rules or Terms & Conditions.

CHECK-IN FORM: Before check-in instructions, guests must fill out a form via our link to help coordinate our ground team.

[General]
1. NO EXTRA GUESTS. No additional guests are allowed to ENTER the property at any time without approval. You must get approval if you wish to have any visitors that are not on the reservation. Failure to follow this rule will result in immediate cancellation without refund. The maximum overnight occupancy is 16 guests. No day visitors or unregistered guests are allowed to enter the property at any time. Any overnight guests exceeding the 12-guest limit will be subject to a $75 extra guest fee per guest. Failure to follow this rule may result in immediate cancellation without refund.

2. EARLY CHECK-IN OR LATE CHECK-OUT:
Check-in is after 4PM. Check-out is by 11AM. Unauthorized late checkout can result in "late checkout fees" up to one full night charge. Requests for early check-in and late check-out are not always guaranteed, and subject to additional fees.

3. PETS:
PETS MUST BE APPROVED. We love furry friends! Please note that we will ask you to agree to pet rules before booking and will request a $100 cleaning & companion fee per pet. This is strictly monitored at check-in. Don’t make it harder on our cleaning team! Guests will be asked to leave without refund if they do not get approval before bringing a pet. That ruins the fun for everyone, so please be transparent if you’re bringing a pet.

4. NO SMOKING OR BURNING CANDLES. This is a non-smoking home. All forms of smoking, including vaping and marijuana, are strictly prohibited, both inside the house and in the backyard. A $250 fee will be charged to anyone who violates this rule.

5. QUIET HOURS: Please follow our Good Neighbor Policy of NO outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours after may result in cancellation of your reservation without refund.

6. Keep doors closed AT ALL TIMES. There are many creatures around, including scorpions, mice, and rats that can easily enter the home if doors are open and cause infestation and damage. Please be responsible and keep all doors closed.

7. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, you must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law.

8. No special events such as parties or weddings are allowed without prior written approval.

9. Guests shall allow access to property management vendors or workers during their stay for landscaping, hot tub maintenance, trash removal, any necessary repairs and inspection of premises. We will have hot tub serviced before and after your stay.

10. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 11am on day of checkout.

11. No glass is allowed near the spa area. All food and drinks must be served in plastic containers and dishes.

12. HOT TUB:
There is no lifeguard on duty. You swim at your own risk. People can drown or be severely injured by improper use of the spa. Guests agree to assume full responsibility of themselves and their guests or invitees and hold the hosts, homeowners, agents, property managers, and any successors harmless of any and all liabilities or claims for their use of the spa. Guests must follow safe practices and rules including: - No diving - No intoxicated persons may use the spa- No use of pool alone - Shower or rinse feet before entering the spa- NO DRINKS in spa PLEASE NOTE: If you spill anything in the spa or if there is any substance that requires extra, this will incur a $250 surcharge to cover labor and the pool specialist for chemical balancing.

13. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :)

14. Illegal or abusive use of the internet is strictly prohibited. Please note the area is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company.

15. We do our best to be helpful when plans change. Please note that reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 14 days out will need to cancel and rebook. The canceled reservation will be subject to our cancellation policy.

16. You must acknowledge there is surveillance recording on the property. The home has 6 exterior security cameras — two facing the front door and front yard, one facing the garage, one in the backyard covering the patio and hot tub, one on the side of the house, and a doorbell camera at the front entrance. All cameras are on the exterior only. There are no recording devices inside the home.

17. PARKING: Only a maximum of 4 cars is allowed to park in the driveway.

18. Please be respectful of the space. We value honesty... If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we will charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items.

19. We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control.

Failure to follow any of the House Rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.
