- Quiet hours are 10:00 PM to 7:00 AM — residential neighborhood, please be respectful
- Primary guest must be 25+ with valid government-issued ID
- No parties or events
- Only guests listed on the reservation may be on the property at any time
- 100% smoke-free property including vaping — evidence of smoking will result in a $1,000 cleaning fee
- No pets allowed
- Exterior security cameras monitor entry points. Noise monitoring devices are installed inside (decibel-level only — no recordings)
- Please treat the home with care — excessive mess, stains, or damage may result in additional cleaning or repair fees
- Park only in the designated garage space or driveway

Release of Liability & House Rules Acknowledgment
By booking this property, the guest agrees that the owners are not responsible for any accidents, injuries, illnesses, or damages that may occur during the stay, whether on the property or while using any amenities including the hot tub and cold plunge. Guests assume full responsibility for themselves and anyone they invite onto the property. The owners are not liable for loss, theft, or damage of personal belongings.

By confirming a reservation, the primary guest acknowledges that all members of the party have read, understood, and agree to comply with all house rules and monitoring policies. Failure to follow the rules may result in cancellation and/or fines per VRBO policy. Booking constitutes acceptance of these terms.

Violations may result in additional fees:
- Unauthorized guests: $100 per person
- Quiet hours violations: $250 per occurrence
- Parties/events: $500
- Smoking: $1,000
- Excess cleaning or damages: charged based on severity
