HOT TUB is HOT and ready for company. This home will sleep up to 18 with 6 bedrooms and 5.5 bathrooms which offer 5 King beds, 2 Queen beds, 1 Queen sofa bed and a pull-out couch (which should only be used for up to 2 children).

Guests can access the entire home as well as the game room and 2 car garage. The RV space in the garage is reserved for owner use and storage. There are 3 closets reserved for owner use and cleaner supplies. All other areas are accessible to our guests.

This home is located in the Premier Neighborhood of Sierra Pines in the heart of Show Low, just miles away from Pinetop / Lakeside. We're located on top of mountain views from almost every single window! You will feel on top of the world, yet so close to everything!

There's a full 2 car garage available for parking. Also, a large, paved drive can hold up to 6-8 additional vehicles. There is NO street parking at all, per the Sierra Pines HOA rules and regulations. If you're looking to charge your EV, we have a Universal Tesla Charger available in the garage available for your use.

Occupancy
Maximum occupancy: 18 guests.
Only registered guests are permitted on the property.
Additional visitors must be approved in advance.
Check-In & Check-Out
Check-in: 3 PM
Check-out: 11 AM
Early check-in or Late check-out requests must be approved in advance.
Unauthorized late departures may incur additional charges.
Parties, events, weddings, receptions, and large gatherings are not permitted without prior written approval.
Excessive noise or disturbances may result in immediate termination of the reservation without refund.
Quiet hours are from 10:00 PM to 7:00 AM.
Please respect our neighbors and keep outdoor conversations and music at reasonable levels.

Smoking Policy
No smoking, vaping, or use of tobacco products inside the home.
Smoking is permitted only in designated outdoor areas, if applicable.
A cleaning fee may be charged for evidence of smoking inside the property.

Pets
Pets are only permitted with prior approval and there is a $150 per pet fee.
Guests are responsible for cleaning up after pets and preventing damage.
Pets may not be left unattended unless crated.

Property Care
Please treat the home and furnishings with care.
Report any accidental damage immediately so we can address it promptly.
Do not rearrange furniture without permission.

Fireplace & Fire Safety
Follow all posted instructions for fireplaces, fire pits, grills, and outdoor heaters.
Never leave fires unattended.
Observe all local fire restrictions, especially during wildfire season.

Kitchen Use
Please start the dishwasher before departure.
Dispose of food properly to avoid attracting wildlife.
Please help us keep our trash & recycle cans clean! All trash must be secured in a trash bag! Do not leave loose trash directly in the cans. No liquids, please empty all liquids from their containers prior to putting in a trash bag, then into the cans. Thank you so much!

Wildlife Awareness
Do not feed wildlife.
Keep doors and windows closed when not in use.
Secure trash in designated containers.
Be alert for elk, deer, bears, and other wildlife common to the area.

Hot Tub
Review Hot Tub rules, listed near the Hot Tub prior to accessing it.
Use at your own risk.
No glass containers in or around the hot tub.
Replace the cover after each use.
Children must be supervised at all times.

Security & Safety
Lock all doors and windows when leaving the property.
Tampering with security equipment is prohibited.
Exterior security cameras at the front door, garage door and lower level entry door are up for your safety and property protection.

Maintenance & Emergencies
Notify us immediately of any maintenance issues.
In the event of an emergency, call 911 first and then contact the host at 928-358-9988.

Prohibited Activities
Illegal activities of any kind are strictly prohibited.
Firearms must be stored safely and in compliance with local laws.
Fireworks are not permitted on the property.

No ATVs, RVs, trailers, or campers without prior approval.
No cutting or gathering firewood from the property.
Respect neighboring cabins and homeowners.
Maximum of 6 vehicles parked on-site (unless prior written approval).
No glitter, confetti, or decorations that require special cleaning.

Departure Instructions - Before checking out please:
Start the dishwasher if applicable.
Turn off lights and appliances.
Lock all doors and windows.
Return keys, garage remotes, and access devices as instructed.
Enjoy the home as if it were your own and leave it as you found it.
