Newly renovated riverfront home built in 1885, this historic home has been lovingly restored and updated in 2025 - 3 bedrooms, 2.5 baths. Our high cleaning standards and attention to detail ensure that every stay is enjoyable. Treat yourself to a bit of luxury with cathedral ceilings & scenic waterfront view in the Primary Bedroom, indulge in the steam shower with dual sinks in the Primary Bathroom. Enjoy private Waterfront access with watercraft available for adventure on the Quinnipiac River, or watch the tide from the ample outdoor entertainment areas, complete with a large moveable umbrella & grill. Inside enjoy the open concept main floor featuring 2 couches, one with a full sized pull-out bed with 4K Roku Smart TV. High-end kitchen appliances ready for any cooking or entertaining you can imagine including a double dishwasher, full sized gas range/large oven, along with all the essentials to create a delicious meal.

The neighborhood of Fair Haven blends maritime history with one of the most unique and beautiful views in New Haven. Minutes from Yale University, world-class dining including the famous New Haven Style Pizza (called “abeetz” here) and amazing museums, entertainment and culture. Once a thriving oystering village, the neighborhood still reflects its waterfront roots with docks, boats, and 19th-century homes (like ours!) that line the bends of the river. The mix of a working shoreline, historic charm, and New England character makes Fair Haven a wonderful place to call home during your stay.
SHORT-TERM RENTAL It is expressly understood and agreed that this is a Short-Term Rental Agreement and is not a lease or other long term residential tenancy agreement. This Agreement is only for the licensed use of the Property for the stated Term. It creates no property rights of Guests and no rights to renewal or for recurring usage.

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.
UTILITIES
No compensation will be given for the temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
NON SMOKING PROPERTY - SCENT FREE PROPERTY
Smoking/vaping of ANY KIND ANYWHERE ON THE PROPERTY IS STRICTLY PROHIBITED. In addition to no smoking, this is a Scent-Free environment. All of our properties are NON-SMOKING. We do not allow candles, incense, air freshers, scented plug-ins or vaping in the house, including the front or back porches. If there is any evidence of smoking, incense, candles, plug-ins or vaping on the premises, your damage deposit will be forfeited and you will incur an additional charge (minimum $500) for carpet cleaning and deodorizing if any evidence of smoking is found. The only exception to this are citronella/insect repellent candles/sticks outside to prevent mosquito bites.
ENTRY BY OWNER
Owner or owner`s agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed-upon services or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24 hours notice of the Owners intent to enter (except in the case of an emergency).
SLEEPING CAPACITY/DISTURBANCES
Violating the maximum number of guests agreed to at the time of booking, or excessive noise will result in possible fines or immediate eviction with all loss of all rents. Depending on the severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal.
SECURITY CAMERAS
There are VIVINT smart cameras on the premises outdoors for your and our safety - front door, side porch, under side porch, driveway, walkway and backyard/waterfront. These cameras are used to monitor the exterior of the home and do not face any of the common indoor living spaces. There are no cameras inside the home.
HOLD HARMLESS
Levego Properties or the Owner, does not assume any liability for loss, damage, or injury to persons or personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
MAINTENANCE
Report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
LINENS/TOWELS/SUPPLIES
Any lost or damaged linens will be deducted from your deposit or automatically billed to the card you used. We recommend that you bring any special items that you may need.
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner/Property Manager from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss, or damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner/Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs.
