Exterior security cameras are located at the front of the home. They are used solely for security and monitoring outdoor property areas. No cameras are inside the home or in any private spaces.

The home is ideal for groups of 8-10 adults or up to 13 guests including children (1 King,3 queens,1 full,2 twins, 1 pullout twin trundle.The pool is not heated.

Enjoy Spring Training baseball, the world-famous WM Phoenix Open, and the iconic Barrett-Jackson Auto Auction, along with upscale dining, golf, and Old Town nightlife nearby.

The area hosts upscale food and wine festivals, outdoor concerts, and seasonal events in Old Town Scottsdale, Paradise Valley, Kierland, and Desert Ridge.

Located near the Phoenix Mountains Preserve, the home is just a few short minutes away from Camelback Mountain and Piestewa Peak.

Many events are within a short drive, making this a prime location for guests looking to experience everything the Valley has to offer.

Guest access:
Entire home, outdoor space, and garage. No vehicle parking in the garage.

House Rules & Safety Guidelines:
We want you to have a comfortable, relaxing, and enjoyable stay. To help keep everyone safe, protect the property, and be considerate of our neighbors, we kindly ask that all guests review and follow these house rules and safety guidelines.
Thank you for helping us take great care of the home and neighborhood during your stay.

Reservations & Guests:
1. The primary renter must be 25 years of age or older and provide a valid government-issued ID. ID verification is required.
2. Third-party bookings are not permitted.
3. Only guests listed on the reservation may be on the property.
4. Please make sure everyone in your group is included on the reservation. Unregistered visitors and additional overnight guests are not permitted at any time.
5. An additional overnight guest may result in a fee of $200 per person, per night.

Parties, Noise & Neighbors:
We appreciate your help in maintaining a peaceful environment for our neighbors.
1. Parties and events are prohibited in accordance with Phoenix city law.
2. Quiet hours are 10 PM–8 AM.
3. Please keep music, conversations, and other noise at a respectful level at all times, particularly when enjoying the outdoor areas.
4. Please avoid loitering, loud music, or disruptive activity outside.
5. Noise complaints, large gatherings, or disruptive behavior may result in removal from the property and may involve city enforcement.

Parking:
1. Please park only in designated parking areas.
2. Please make sure vehicles do not block neighboring driveways, mailboxes, or access areas.

Smoking & Marijuana:
1. Smoking tobacco and vaping are not permitted inside the home.
2. If smoking tobacco outdoors, please dispose of all waste properly.
3. Marijuana is not permitted inside the home, and smoking marijuana outside is not permitted.

Pets:
We love animals, but unfortunately pets are not permitted at this property. Unauthorized pets may result in additional fees.

Property & Technology:
1. Please do not tamper with security cameras, smart locks, Wi-Fi equipment, or other property systems.
2. Please let us know promptly if anything is damaged during your stay so we can address it as quickly as possible.
3. Excessive mess, additional cleaning, repairs, or unreported damage may result in additional charges.

Local Laws:
Guests are expected to comply with applicable Phoenix laws and regulations, including noise, nuisance, and occupancy requirements.
If illegal activity, unsafe behavior, excessive guests, parties, or significant disturbances occur, the reservation may be canceled and guests may be asked to leave. Law enforcement or city authorities may also be contacted when required or appropriate under local ordinances.

Step Notice:
Please be aware that there are transition steps into the primary bedroom and living room. We encourage guests to use care when moving between these areas. There is also a small step in the backyard (different color of pavers).

Pool & Hot Tub Safety:
We hope you enjoy the pool and hot tub. Please review these important safety guidelines before using either amenity.
1. There is no lifeguard on duty, and all swimming and use of the pool is at your own risk.
2. Children must be supervised by a responsible adult at all times.
3. Guests are fully responsible for the safety and behavior of all members of their group.
4. Please do not dive, run, or engage in rough play in or around the pool or hot tub.
5. Please use caution on wet or uneven surfaces.
6. Glass containers are not permitted in or around the pool or hot tub area.
7. Food is not permitted in the pool or hot tub.
8. Please do not use the pool or hot tub while intoxicated or impaired, or if a medical condition prohibits their use.
9. Additional pool rules are posted on a placard near the pool.

Pool Equipment & Water Level:

To help keep the pool operating properly:
1. The pool has an automatic water leveler. The hose bib must remain on to maintain the proper water level and help prevent equipment damage.
2. Please do not tamper with or adjust pool or hot tub equipment.
3. The pool vacuum and pump operate nightly from 10 PM–8 AM. Please do not remove the vacuum or hose.
4. A pool skimmer net is available for removing light debris.
5. Flotation devices are provided for guest use.
6. The deep end of the pool is approximately 9 feet deep.

Safety Equipment for guest safety:
1. A life ring is located on the side of the home.
2. A first-aid kit is located in the hallway closet.
3. Pool barriers include window locks, self-closing doors, and elevated door handles, all in compliance with Phoenix pool-barrier requirements.
Please do not disable, alter, or interfere with any pool barrier or safety device.

Hot Tub Guidelines:
1. The maximum recommended water temperature is 102°F.
2. Children under 5 years old are not permitted in the hot tub.
3. Please replace the hot tub cover after each use to retain heat and prevent debris from entering.
4. Please do not sit or stand on the hot tub cover.
5. Soaps, oils, bath bombs, and other foreign substances may not be added to the hot tub.
6. Please rinse off sand, dirt, sunscreen, and lotion before entering.

Pool & Hot Tub Maintenance:
The pool and hot tub are professionally serviced weekly, generally on Wednesday or Thursday. The pool technician accesses the equipment through the side gate.
If the pool has been treated with chemicals, please allow 4 hours before using it.

Safety, Responsibility & Assumption of Risk:
Your safety is very important to us. Please use the pool, hot tub, outdoor areas, and other amenities responsibly and follow all posted and provided safety instructions.

Release of Liability:
The host, property owner, LLC, and all affiliated parties are not liable for accidents, injuries, illness, or death occurring on the property or arising from the use of the pool, hot tub, or other amenities.

Assumption of Risk:
By using the pool, hot tub, outdoor areas, or other amenities, guests acknowledge and accept the risks associated with their use, including the possibility of injury, illness, or property damage.

Supervision:
Guests are solely responsible for supervising children and non-swimmers at all times.

Responsibility for Damage:
Guests are financially responsible for damage, misuse, or negligence resulting in repair or replacement costs involving the home, pool, hot tub, equipment, or other property.

Safety Equipment:
For everyone's protection, please do not tamper with pool equipment, safety devices, gates, alarms, barriers, or other safety systems. Tampering may result in additional charges.

Safety Violations:
Failure to follow safety requirements may result in immediate removal from the property without refund. Please promptly report any accident, injury, damage, equipment problem, or other incident to the host.

Important Acknowledgment:
Guests assume responsibility and liability for their use of the pool, hot tub, and outdoor areas. The host, property owner, and LLC are not responsible for accidents, injuries, illness, or death occurring on the property. Guests are responsible for damages and repair costs resulting from their stay.
