Winnipesaukee direct access with dock tranquil 3-bedroom house in Moultonborough

Somehow, this house is magical. There's just something about all of it - 4th house out of 5 on a dirt road cul-de-sac. Shannon brook with 30 ft dock in back yard. Split house with 3 br and 2 full baths. Master upstairs has slider to full length deck and view to stream. No neightbors on other side, just watching nature happen. The brook has ducks, geese, turtles, fish, herin, beavers, etc.

Across the street is the back yard of the Balmoral clubhouse with tennis courts, pickleball courts, basketball, and a wonderful playground. The 600 ft sandy Balmoral beach is less than .25 miles about 10 houses away (kids can not get lost) and faces west, with lots of shade and picnic tables. It also has a boat launch that is for use for owners and renters only.

Full length deck with grill, dining table and also sitting area for cocktails, breakfast, napping. The back yard is flat, with available badminton set, 2 kayaks, hammock, fireplace, and of course fabulous dock. The brook is clean, you can float, swim, fish, etc. After a rain, you can hear the Shannon brook waterfall that is about a 5 iron away.

Balmoral is a wonderful, relaxed area with gorgeous beach. Close by is hiking, golf, and all the lakes region fun.

Come take a vacation. Sorry, but absolutely no pets.
