The house is about a 7 minute drive to the slopes, pool, and dining at Massanutten, 4 minutes to the spa, and just 5 minutes to the indoor/outdoor Waterpark. The Swift Run Gap entrance to Shenandoah National Park is 15 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 20 minutes away, and there are several breweries, wineries, and restaurants within 20 minutes of the house.

Outside:

- Upper deck features comfy lounge seating around a gas firepit (propane provided), outdoor dining for 10, barrel sauna, and a gas grill.
- Lower deck features a hot tub, additional seating under the deck with an outdoor TV and cornhole area, 2 hole mini golf, and an additional gas firepit surrounded by adirondack chairs.

Main level:

- Very open living room with large smart TV, ample seating, and electric fireplace
- Dining area with space for 10 at the main table. The nearby kitchen island has bar seating for an additional 6.
- Fully stocked gourmet kitchen with huge island, new appliances with black and gold accents, including an oversized 7 burner stovetop with double oven and chimney hood.
- BR1: Master bedroom with king bed, private balcony, desk area, and ensuite bathroom
- BR2: Queen bedroom
- BR3: Kid room with 2 sets of full-over-full custom bunk beds with spiral slide, 3 arcade machines, basketball game, and large smart TV

- Holiday Hill is pet friendly! We allow up to 4 pets with a $100 pet fee (total, not per pet or per night).
- Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more.
- The driveway can hold about 6 cars. There is an overflow parking lot available in Massanutten if needed.
- EV charging is available free of charge in the driveway.
- Wifi is fast with a strong signal throughout the house and decks.
- All bedrooms, living room, rec room, and lower deck areas feature a smart TV where you can access all the main streaming services.
- We provide a fully stocked coffee bar with multiple coffee drip and Keurig options.
- Guests can enjoy community pool access in the summer season for a $8-10 per person fee.
- Linens and towels provided
- Pack n play, high chair, and kid dishes/utensils provided.
- We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here.

WELCOME TO MASSANUTTEN!

This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.

NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval
from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is
available with written approval from your host.

OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency
conditions, check MassanuttenVillage(dot)com or electronic sign at
entrance for updates.

ALCOHOL
No open containers on roads or in common areas.

PETS
• Leash always required when outside.
• Clean up after your pets.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or
carports. Trash attracts wildlife, which could endanger you and damage the property.
