You have full and total access to our home during your stay. We do have two additional units in the same building if this one is booked.

House Rules
1) We maintain a 'shoes-off' policy to preserve the flooring and keep the space pristine. Please feel free to store your footwear in the designated area near the entrance.
2) Since this is a private residence rather than a hotel, we truly appreciate you treating the space with care. Please leave the apartment as close as you found it. Please return the furniture to the way you found it.
3) Kindly report any accidental damage or property issues at the time they occur. Prompt reporting helps us address concerns swiftly; issues brought to our attention after checkout will not be eligible for a refund or compensation.
4) Pets are permitted under 40 lbs with advance notification at the time of booking. A pet fee applies to cover the deep-cleaning required to keep the space fresh for our next guests. An additional cleaning charges per pet applies as follows:
- Stays of 5 to 29 nights: $200 per pet
- Stays of 30 nights or longer: $300 per pet
We kindly ask that you tidy up after your pets both inside and out; any damage to furniture or linens will be subject to a reimbursement request.
4) Smoking and vaping is strictly prohibited. Any signs of smoking within the home or the building will incur a $1000 fee.
5) Please be respectful of the common areas and our neighbors and keep noise to a minimum between the building quiet hours 10 PM-8 AM.
6) Gather, Don’t Party. Unauthorized events or unapproved visitors exceeding our maximum occupancy are not allowed. Violations will lead to an immediate end to your stay and a $1,000 penalty.
7) No eating or drinking in the bedrooms.
8) Turn off any electronics/lights when you leave the house and ensure all doors are locked when you leave the property.
9) Parents must not leave children unsupervised and are fully responsible for their safety at all times.
10) Unless previously authorized, staying past 11:30 AM will result in a $50 late fee. Thank you for helping us stay on schedule for the next guests!
11) The building does not release packages to short-term rental guest. Do not mail packages to the property if your stay is less than 25 days.
12) As outline in Airbnb's terms of service, Hosts can charge overstay fees that are reasonable. Guest should leave by the checkout time stated unless it is agreed that the guest can overstay. Overstay fees are $50 if there is evidence you overstayed by 3 hours or under. After 3 hours, the charges will be determined by the damage the overstay would have caused for the most egregious cases but it will be a normal night's rate otherwise. This will not affect 99% of guests and only serve as a disclaimer to those that do not respect our checkout times.

✦ Pests: Texas heat can bring insects indoors. The building is professionally treated every week, but if you see anything, just let us know and we’ll handle it right away.
✦ Like any urban center, you’ll notice an active city environment, including a visible unhoused population but rest assured the building is secure with 24/7 surveillance and a police/security presence across the street at City Hall.
✦ Windows are sealed due to historic preservation; some guests notice faint building odors from materials used in renovation.
✦ The Elevators, pool and gym access may occasionally require maintenance.
✦ Texas heat and bugs (spiders, roaches etc.) are real — the building is professionally treated, but occasional sightings may occur
✦ While we don’t have a 24/7 onsite concierge, we are always just a message away and will jump in to help as quickly as possible if any issues arise.
✦ We maintain one exterior-facing camera at the front door to ensure a safe and secure stay for all our guests.
✦ Décor and furnishings may vary slightly from listing photos.

-Dually Trucks or service trucks - very wide wheel wheels or lockers and containers. (too dangerous to maneuver in the garage.)
-Motorcycles or tricycles other than car-type controls.
