Peaceful 4-bedroom farmhouse with hot tub close to ATV trails and WinterPlace

Enjoy a renovated farmhouse blending country charm & modern comfort. The home sleeps up to 15 with 4 bedrooms, 1 bathroom, & an open layout ideal for groups.

Set on nearly an acre of land with plenty of space for trailers, side-by-sides, & 4wheelers, plus a 2car garage. Unwind in the back patio hot tub.

Less than 15 minute ATV ride from the Hatfield-McCoy Trails and 20 minutes via car to Winterplace Ski Resort.

Please note: This is a rustic, older farmhouse. A pellet stove heats main living areas and may produce some dust. Individual Mini Splits are available in bedrooms. The house is on well and septic. Please don't flush anything other than toilet paper down the toilet. Well water may come out with a tint or slight smell to it. Let it run for a moment and it should clear up. This can also stain or affect the color of the toilets and hot tub. This is nothing to be concerned about as it is all natural. You can drink the water, but we recommend buying bottled water.

LADY BUGS SEASON: From October through the end of December, there could be live and dead lady bugs in and around the house as they are flocking towards any heat they can find. Unfortunately there is not way to prevent this and it is like this in any property in West Virginia that has a functioning heating system. Having dozens of dead lady bugs in the property DOES NOT mean that the property was not cleaned. *This is an old farm house on farm land, bugs are very common!

NOTE FOR DOG OWNERS: We welcome your furry friends (no cats, please) with an additional pet fee. Low/no-shed breeds strongly preferred. No shedding on bedspread or furniture please! Please keep doggies off the bed and furniture...when they shed it can cause a cleaning hassle :) If excessive dog hair is left behind for our cleaners there will be a $50 fee requested.

Please Note:

This is a charming, older farmhouse with plenty of character and history. While it is clean, comfortable, and well cared for, it is not a new build or luxury property. Guests may notice signs of age such as uneven floors, vintage features, or cosmetic imperfections that are typical of an older home.

If you’re looking for a quiet, private, and spacious retreat with rustic charm, you’ll feel right at home here. If brand-new finishes or hotel-style perfection are a must, this may not be the best fit.

Very charming farmhouse with wonderful views. If you want to escape to the country this is an excellent choice. Everyone mentioned how comfortable the beds were and they looked for the brand name on the pillows. We cut the lights out and sat in the dark in the hot tub and had a spectacular firefly display. There was a mother deer in the field with a fawn, they are beautiful.

The house isn't bad, it will sleep 19 to 20 people comfortably and was relatively clean. The outside was not good, the grass was very high until the day before we left. The hot tub had some weird white fungus growing out of all the jets and the filters. There was bird poop all over the hot tub area. There was no wifi connection the whole time. I feel like I deserve a partial refund since we couldn't utilize the hot tub, wifi or the yard basically.

Our first impression of the property was not good. There is a dilapidated trailer in the yard as you pull in. The grass was knee high. The septic tank out back is exposed, barb wire laying around in the yard, it was very unsettling. Upon entry to the house, it was better than outside but really not worth what we paid. The house has potential however it needs a lot of work! Also no propane tank for the fire pit. Overall stay was disappointing.

Read the description for the property before your stay. This is the perfect rustic mountain farmhouse! Very clean inside. As it states it does have well water which can have a smell to it but did not affect our stay. We enjoyed watching several deer in the AM and PM from the porches/windows. They come up very close to the property line. We also enjoyed a groundhog that liked to visit in the field. Hummingbirds were seen multiple times on the back porch as well. This is a newer property listing so it was obvious they are making/have made many recent upgrades to the property. Some of which take time to heal from. Which is understandable and to be expected. (Grass/dirt from digging/installs) Overall we loved the property and would stay again! Only problem we had was not staying a little longer! Very peaceful! Our dogs also enjoyed the stay! Large enough to have their crates inside and not compromise on space!

The house itself was cute, but unfortunately our overall experience was very disappointing due to several discrepancies between the listing and what was actually provided.The biggest issue was the advertised proximity to the SXS trails. We specifically chose this house because the listing stated it was “minutes from trails.” The closest trail the host suggested was over 30 minutes away. Had we known this beforehand, we would have booked a different property.Communication was also disappointing. I reached out to the owner regarding issues during our stay and never received a response. We also arrived to find the house completely unlocked.The kitchen was advertised as having pots and pans, but there was only one frying pan and one pot—no cookie sheets, Pyrex, baking dishes, or anything usable in the oven.The water pressure was awful and made showering and washing our hair difficult. We also had an unwanted visitor—a mouse inside the house.Lastly, the listing states there are air conditioners in every bedroom, but one bedroom did not have one. That room became extremely hot and made sleeping very uncomfortable.The house was cute, but between the inaccurate listing, lack of communication, and issues during our stay, we would not choose this property again.
