Our home is in a quiet, safe, premium location with a private backyard and entrance. Great for remote working and long-term stay in our kid-friendly environment. Double your gain! 2 bedroom/2 baths, full kitchen, washer/dryer, two car parking, WiFi, beach gear available, smart TV. Cable and streaming not included.
Pleasant neighborhood with a very friendly environment and a beautifully maintained street. 15 min drive to Downtown Cape Coral and 20 min Fort Myers Downtown, or 40 min to Fort Myers beach and Sanibel. 7 min driving distance to Publix and 10 min driving Walmart grocery stores and many restaurants for breakfast, lunch, and dinner. RSW airport is 40 min drive.
Our home is a corner property. You must park on the left-middle side ramp, which is the unit B parking space. The front door will be located on the right side of the home, through the aisle. The unit door will be the left door with a B letter.
Cape Coral and Fort Myers are perfect for driving. You will find parking almost anywhere. If you plan to visit Fort Myers Beach or Sanibel, I highly recommend using beach entrance parking. Additional House rules :
1. All reservations are subject to the house rules listed in this section.
2. The primary guest must complete our guest verification process (described in the above sections) in order for us to release the keys or access codes to the property.
3. During check-in, only the individual who booked the reservation may be able to check-in. If the booked individual cannot check-in, the booking individual must obtain approval from us for non-booking guests to check-in.
4. Parking space provided for up to 2 cars. Do NOT park outside the designated driveway, on the side of the street, on the property grass, or neighbor`s premises. You will be charged an irrigation system repair fee of $75 per sprinkler head broken due to unauthorized parking or towed away at owner`s expense.
5. Any registered noise complaints and/or prolonged (10 minutes or more) noise levels above 80 dB (70 dB between 10 PM and 8 AM) will result in the immediate removal of the offending trespassing party from the property - without a refund.
6. Do not flush wipes, flushable wipes, or other items that are not toilet paper into the toilet.
7. Air conditioning: We set the A/C temperature between 72-78F. Any lower setting will cause the A/C unit to freeze, resulting in considerable damage. A repair fee will be applied up to $4,000.
8. No smoking of any kind (e.g. vape, marijuana, cigarette, etc.) is allowed inside of the property. If any evidence of smoking is discovered inside of the property (including the smell) and/or any smoking-related trash is found inside of the property, the guest will be charged a $500 smoke removal and cleaning fee, in addition to any reimbursements for smoke-related damages.
Smoking is acceptable outside of the unit.
9. A maximum of two pets is allowed at the place. Pets are not allowed on any bed or sofa. Owners are responsible for additional costs for cleaning or damages incurred by pets at our property or furniture. Owners are responsible for bringing a bed, food bowl, water bowl, and any other items needed for the comfort of the pets. We can help to accommodate the pets, but prior notice is required to prepare the place.
10. Parties and social gatherings are banned per Airbnb`s regulations: the Police will be called, and you will be asked to leave without a refund. An additional Fee will be applied besides a high cleaning fee.
No unauthorized guests are allowed (even if not staying overnight) beyond the quantity provided by the guest on the reservation. Discovery of unauthorized guests above the agreed-upon reservation amount will result in a $50 per person per night charge. We also reserve the right to vacate the reservation without a refund if unauthorized guests are discovered.
11. Checkout is strictly at 10 AM EST, but if you need a late checkout, please let us know in advance, and we will see if we can accommodate you. If a late checkout is authorized, the resulting checkout time is 11:00 AM EST. If the guest checks out more than 30 minutes late, but before 2 hours late without written approval, the guest will be charged a $75 late checkout fee.
!!! If the guest checks out more than one (1) hour late without approval, we will charge the base rate without discounts for every day that the guest does not check out, starting with the original checkout date. This additional day charge DOES NOT award the guest possession of the property for the additional day. If the unapproved late checkout results in additional cleaning fees to ensure an expedited turnover, the guest will be charged the additional cleaning fee ($30/hour/cleaner).
12. Any tampering with home security and monitoring devices (e.g. covering up, removing, destroying, hacking, etc.) will result in the immediate removal of the guest from the property without refund and, if applicable, replacement charges for the full cost of the device(s), installation charges, and damage charges for related installation surfaces.
13. Excessively dirty and messy properties after checkout (e.g. stained floors, stained walls, messy dishes and pots, stained furniture and beddings, excessive bad odor, trash everywhere, etc.) will result in additional cleaning fees being charged to the guest at $30/hour/cleaner. If excessive dirtiness upon checkout results in a canceled booking for the next guest, the offending guest will be charged the base rate without discounts for the checkout day.
14. Upon any guest complaint of unsatisfactory amenities and experiences at the property to Airbnb, we reserve the right to enter the property at any time during the reservation to try to remedy the designated complaints immediately without notice to the guest. Please note that certain issues, such as insect/pest sightings due to changing weather conditions, leftover food from normal living activities, and debris/particles found in hidden corners and areas, are normal. In the event that guests discover such issues, we reserve the right to remediate the issues for the guest per the above policy within 24 hours before any monetary reimbursement is considered.
Please, do not leave any food out that will attract uninvited pests. Our home is pest-free, and we intend to keep it that way with your help. Although this is Florida, so please be careful and close the doors.
15. If the primary guest is under the age of 25, all guests need to be at least 21 or clearly approved by the host. For reservations that meet these criteria, IDs for all guests will be required within 24 hours of booking. The host reserves the right to cancel the reservation if the required IDs are not provided within 24 hours of booking.
16. All booking guests are required to provide a selfie that includes the primary guest`s face and their driver`s licenses/IDs prior to arriving at the property for ID verification purposes. If such information is not provided to us, we will not be able to provide access to the property.
17. Commercial photography/videography without written consent, Illegal activity, prostitution, and possession of firearms are strictly prohibited.
18. Guests are responsible for covering the cost of replacing lost keys.
19. Host may use video surveillance in public areas. Noise-detecting technology may be used inside the property to monitor excessive noise levels.
20. Host has the right, but not the obligation, to charge and request from guests a refundable deposit ($200) through the Resolution Center when applicable. If damages and/or additional turnover services beyond the norm are incurred due to a guest`s stay, Host reserves the right to use the deposit for reimbursement purposes, in addition to any reimbursement above the deposit amount. If no damages and/or additional services are incurred, the refundable deposit amount will be sent back to the guest within 24 hours of the checkout date.
21. Guests take full responsibility for damages, injuries, or losses that occur on the premises and its facilities. Guests must report any property damage to customer service. Unreported damages will be deducted from the security deposit.
22. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses.
