Check-in is at 4 pm, we kindly ask you to coordinate your arrival with your on-site Concierge. The maximum capacity of this villa is 12 guests, however, the price may vary depending on the number of people staying at the house

✢ Pets are not allowed — exceptions may be granted upon prior request.

✢ Smoking is not permitted inside the villa.

✢ The villa is located in a quiet community; in compliance with Mexican laws, loud noise is not allowed after 10:00 PM.

✢ Only guests registered in the reservation are allowed to enter the property.

✢ No external personnel or visitors are permitted (for security reasons).

✢ Cleaning is not included; it can be requested and scheduled at an additional cost.

✢ Bed linen and towel changes are also upon request, with an additional fee.



The Neighborhood:

This villa is located in ALDEA ZAMA, one of Tulum's most upscale neighborhoods, positioned between the town center and the hotel zone. You'll find cafes, restaurants, and convenience stores all within walking distance.



The town center of Tulum is roughly a 10-minute drive away, offering a range of dining options, bars, convenience stores, souvenir shops, and charming local experiences. The Tulum beaches and hotel zone are around 10-15 minutes by car, depending on your specific destination and traffic conditions. In this area, you'll also find high-end dining options, additional souvenir shops, fantastic beach clubs, bars, boutiques, cenotes, and numerous other attractions for a complete Tulum Jungle-Beach experience.



In the spirit of transparency, we want to let you know that construction is currently happening next door. It seems to be in its final stages but still noticeable. As this is an external situation, we don’t have an exact date for when it will be completed, but we hope it will be soon.
