I had walked-through your son (given you were running 3-4 hours late) with every item and showed him the location in the kitchen cabinet. I am surprised on your comment "Kitchen needed more utensils, bowls, baking sheets etc" . Let me highlight what is available in kitchen cabinets: 1) High quality stainless steel cookware set with pot sizes - big and small pots. 2) High quality dinner set - 10 big dinner plates, 12 small plates (for salad, snack, dinner), 10 dinner bowls, 3 big serving bowls. 3) Set of 6-8 for silverware and recently added another set 4 silverware; so total of about 10-12 silverware set. 4) 12 Coffee mugs. 5) 12 beverage glass cups. 6) Additionally juice cups, beer mugs and scotch glasses. 7) Set of cooking spoons, wine opener, can opener and beer opener. 8) Set of knifes for cutting bread/meat. .... Baking sheet (napkins, toilet papers, etc.) and other personal supply/grocery items is your responsibility. I supply additional items like napkins, toilet papers, coffee filters, etc. for guest's comfort as an additional service but it is your responsibility and mentioned in an agreement ... Regarding Beach Passes, during our phone conversation after reservation, I had mentioned that beach badges is $115 security deposit per badge; this is because if beach badge is lost, then it cannot be recovered and cost of beach badge is $115 to purchase. I did not ask for any significant amount (as mentioned in your comment), just the cost of badges as a security deposit. Note, I don't charge any money for the beach badges beside security deposit in-case beach badge is lost. ... Inspite, I sent you the pictures of badges and asked if you need badges and your response was that you understand the need for security deposit and you don't need the badges. ... I have added specific comments on Security Deposit for Beach Badges in Description section ... I have been very cooperative and followed-up twice to return your towel that you forgot; I have not received any call from your son yet. ... I think I have been more than fair and have provided you excellent services (probably better than most) and my goal is that you should have great vacation with exceptional service

My house is professionally cleaned by cleaning service including all sheets and towels for every guest. House is brand new - built in 2013 and every wire, pipe, wall, window, kitchen, bathrooms, AC/Heat, Hot Water heater, stainless steel appliances, etc. is brand new. I have used high quality products in the house; AC and Heat is top-brand LENOX with 96% efficiency and A.O. Smith Hot Water Heater. I do not allow pets at the house so dog-smell is out of question. I personally spend lot of vacation time at the house with my family so I keep the house very clean. This guest rented my house in August for one week and then second week his brother rented the house. To save cleaning cost, they opted no-cleaning after 1st week and handed-over the house to his brother for second week. I received a phone call that AC is not working and I got it repaired on the same day with an emergency call and spend $300 for an emergency call. I am surprised how they are saying that AC was not working for 6 out of 7 days. Hot Water heater pilot got switched-off (maybe due to township repairs) and I gave them instructions as how to switch it ON again. In-spite of my request to put all trash in plastic bag and put the thrash bags in Garbage CAN outside with lid properly closed due to squirrels eating food, they just threw the open trash in the Garbage CAN and recycling can outside thereby creating a nightmare for me when they left the house; they didn't even keep the Garbage CANS outside for pickup during their stay accumulating garbage for more than a week. I called the guest to let him know that how much pain I had to go-through to clean-up 5 bags of garbage and his exact words were "Call it even - your AC broke during our stay and I left the trash open". In-spite of that, I refunded their security deposit. When they left the house, all bathroom - toilet paper rack and towel rack were on the floor and damaged; I had to fix them. I claimed to insurance company which is the purpose of buying property damage protection insurance; insurance company reimbursed me based on guest's acknowledgement. I will not rent my house to this guest again. I think they were looking for 7-star hotel treatment and forgot that this house is meant for people to enjoy vacation time with their family and friends at the beach.
