The Space:

Find some much-needed peace and tranquility at this quintessential Florida escape: Land and Sand! Situated on a third of an acre just steps from the beautiful white sand beach, this recently remodeled home is the perfect spot for your next getaway. There is also enough space to park up to two boats!



Located on 14th Street, this home is in the heart of Mexico Beach. You'll be mere steps from plenty of delicious dining options and a short distance from a coffee shop, pickleball courts, ice cream, and shopping. The house sits half a block up from the beach, so pack up the provided beach wagon, sand toys, cooler, chairs (two adults, two kids), kayak, two paddleboards, and two fishing poles for a splendid morning on the shore. Four adult-size cruiser bikes are on hand as well.



Inside this lovely home, four bedrooms and four full bathrooms give you and your family plenty of space to relax. There are two primary bedrooms, both with king beds and stellar ocean views. The additional two bedrooms both have multiple beds, a great setup for two families or whoever needs the space. There's even an additional ADU outside with close to 500 square feet of additional heated/cooled space for playing music and hanging out, including a second refrigerator and sink for your convenience. Altogether, enjoy 3,000 square feet of interior living space, all newly refinished.



Outside the house, you'll have a rare double lot to enjoy the beautiful sounds of the ocean and the great Florida weather. The house sits on a quiet end street and the yard is enclosed for privacy. There's a large farmhouse table, so you can gather for terrific family meals. At night, turn on the string lights, sit by the serene firepit, and gaze at the stars as you roast marshmallows. During the day, find four chaise lounge chairs in the side yard and plenty of space for bean bags.

All guests shall abide by the good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00 p.m. to 8:00 a.m.

No smoking is permitted anywhere on the premises.



Guest Access:

AGE RESTRICTED PROPERTY, ALL GUESTS MUST BE 25+ TO BOOK

Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.



The Neighborhood:

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

Loved the privacy here and the short walk to the beach. Mexico Beach was perfect with hardly any others on the beach with us. Just the get away we needed.

Great House and Location

Pro’s- Great home and location. Nice setup. Lots of beach accessories included with stay. Con’s- Upon arrival, couldn’t get in house. Code wouldn’t work. Was given 2nd code and it still didn’t work. We were finally give code to lock box for keys. Got settle into the home and realize WiFi wasn’t working, fan and light in master wouldn’t come on! Contacted Vacasa( management company) and was told someone would be out to correct problems. Two days later someone finally showed up. Called numerous times and was told they only had one technician working the area. Only issue they were able to resolve was the door lock. We spent the whole vacation with no TV or internet. A few of us needed to get some work done but we’re unable to do so with no WiFi. A couple other small amenities listed were not available, hair dryer and beach towels. Overall, would stay here again but would be sure to bring everything we needed. Great rental but company managing property was horrible!

Vacation review

House floor plan was nice. Garage bathroom came in handy. Kitchen was a nice size. Lacked a little on plates, bowls, and cups. Dining area was a good size. Furniture in den was a not as comfortable. Beds were very comfortable. Linens were plenty and washer/dryer were very good. Garage area was in disarray. One bicycle had a flat. I put the tube back in and set the tire. Evidently the tube has a hole in it. The other bikes were fine. The grill worked well. The hall bath tub doesn’t drain well. Fills up with water while showering. I texted but no one ever showed to fix issue. If you have bedroom doors that lock and an actual key is needed to unlock, there needs to be a key on property to unlock. Before we left, all beach items were rinsed. Also blew the garage out with the blower and tried to reorganize items that were not used. I would remove some of the clutter or have a locked storage bin for your tools and/or other items. For some reason, we were targeted by other vacationing kids. The front door was beat on late one evening but no one was in the yard when I exited. Shortly after, I heard a horn beeping. It was a golf cart full of kids parked in the front yard. All in all it was a good stay.
