Welcome to the Rockbrook Rambler — a stylish mid-century retreat with hot tub, fire pit, and screened-in porch for the ultimate starry nite escape. Thoughtfully designed with mid-mod charm and warm boho touches, the home features plush hotel-style bedding, a well stocked kitchen, fast Wi-Fi, and smart TVs on both levels. Perfect for groups looking to relax, reconnect, and create lasting memories.
When you arrive, you will check yourself in using the Smart Lock on the front door. You have the entire house and yard to yourself, however we are available 24/7 by messaging or phone if needed.
Central Omaha Location. The house is just a block off Center Street which makes getting around town a breeze.
The neighborhood is currently undergoing some routine utility updates, so you may notice light construction activity nearby during daytime hours.

The house is all yours during your stay. You will have access to all the rooms in the house and the amenities as listed in the descriptions. This includes appliances, garage, yard and hot tub. However the outdoor back shed, two of the linen / storage closets inside the home and the small storage cabinet in the laundry room are locked and not accessible to guests.

• 4 bedrooms: 2 king beds, 2 queen beds - Helix hybrid mattresses w/ memory foam + inner spring mattresses

The house is located centrally in Omaha. This makes it easy to get to where ever you want to go. Interstate exchange is only two minutes away.
It is a 20 minute drive to downtown (Henry Doorly Zoo, Children's Museum, CHI Health Center, etc). Only 10 minutes from the Children's Hospital and Methodist Hospital, 15 minute from Nebraska Medicine Hospital / UNMC. House is near tons of local shopping and restaurants. Uber and Lyft do operate in Omaha as well as taxi services.
The Rockbrook Rambler is designed and intentionally styled, blending fresh mid-mod character with attentive, detail-driven hosting to make your stay exceptional.
Need to know:
• Minimum rental age primary guest: 25+ years
• If you’re local to the Omaha area, please reach out before booking. We often approve local stays; but do require review of the reservation details before doing so
• No 3rd-party bookings (primary guest must stay entire time)
• Quiet hours after 10 PM outdoors to 8 AM
• No events, parties, or large gatherings, no unauthorized guests
• If extra cleaning is needed beyond standard turnover, an additional fee may apply
• Dog-friendly (we allow up to 2 dogs with prior approval)
Booking process: As part of our booking process, the primary guest is required to sign a rental agreement within 48 hours of booking. This helps ensure clear communication regarding property use, safety, liability, and house rules.
After booking, you may receive a secure online form to:
• Provide a few basic details about your stay
• Complete routine identity verification
• E-sign our rental agreement
*Reservations are finalized once the rental agreement is completed. Note verification procedures may vary slightly depending on the booking platform.
Security: The front door bell is also a camera that records the front of the property and the street. This will be on 24/7 during your stay.
For additional ease and security of the property, we have remote access to the garage door opener and can monitor the access log. We also have remote access to the hot tub to monitor and control temp, filtration, jets/lights as well as a Iopool sensor for chemical monitoring.
Accessibility: there are 2 steps to get in both the front and back doors.
Pet policy: We adore our pups and would love to welcome yours! We allow up to two dogs.
• Pet fee: $40 per night
• Pets are NOT allowed on our provided linens. Please bring your own linens if your approved pet will be in the bed during your stay. Doggie blankets and towels are provided, we ask that you cover the furniture if your pups are on it.
• For safety, please keep pets leashed or closely monitored. When left alone, dogs must be crated.
• Service & emotional support animals are always welcome — please disclose before booking to avoid confusion.
This is a strict NO-smoking home and any evidence of smoking inside will result in an additional $300 cleaning fee.
Feel free to enjoy the outdoor hot tub, grill and fire pit, but please do so responsibly. Keep an eye on children at all times when the hot tub and fire pit are in use. Remember to replace the hot tub cover and lock the cover every time you are finished using it.
