🛏 Sleeping in
Both bedrooms are master suites each with a Queen bed and an attached bathroom. Bedrooms are on separate levels making them extra private. Each bedroom has it`s own Smart TV and the downstairs bedroom has a WFH desk.

🔥 Cozy Living
The living room is open concept with vaulted ceilings and lots of windows creating a very upscale yet comfortable vibe. There is a cozy wood burning fireplace to warm you right up and nice furniture for watching movies.

🍳 Kitchen
The fully stocked kitchen has an expansive island with lots of seating. It`s a great place to gather and have drinks or cook up your favorite meal. We have a drip coffee maker, Keurig, rice cooker, toaster oven & more!

🌲 Get Outside
The highlight of our home is the 1/2 acre yard and the absolute best part is the creek that runs right through the middle of it. With the windows open, you can here the water trickle over the rocks year round (drought & snow dependant of course). There is a lovely bridge for enjoying the creek that makes for an absolute magical setting.

📍 Location
We are located off Kingsbury on the Nevada side of South Lake Tahoe. Less than 5 minutes to Heavenly Ski resort accessed either the Gondola or Stagecoach Lodge. We are a 2 minute drive to Stateline fun where you will find restaurants like Wolf by Vanderpump or Gordon Ramsey`s Hells Kitchen. After dinner gamble the night away at Harvey`s, Harrahs or one of the many other casinos. We are also 5 minutes from popular beaches such as Zephyr Cove & Nevada beach ---to name a few.

✏️ The Deets
• We are permitted for up to 4 adults max plus extra kids under 5.
• We are permitted for up to 2 cars max. There is no street parking allowed at rentals so make sure to park 2 on the driveway tandem. Please do not park in our yard.
• Our home is non-smoking.
• Quiet hours are observed from 9pm - 8am but elevated noise will not be tolerated at any time. Occupancy is also limited during quiet hours.
• Like most homes in Tahoe, our home does not have AC. If coming during July or August, it can get into the high 80s but we do provide fans.
• After you book, you will be asked to sign our rental agreement.
• We try our best to WOW you and earn your 5-star review so please be gracious when reviewing our home and we will do the same when we review you! :)
• Our year round creek is drought & snow level dependent.

🚨 Local Rental Laws
We welcome guests who are in compliance with the local vacation rental ordinance. Please see the “Additional House Rules” section for full ordinance regarding parking, occupancy, noise, trash, etc. We have exterior security cameras and are friends with our neighbors. We reserve the right to charge guests and in rare cases ask guests to leave our home and forfeit their reservation if the local laws are not being followed. Thank you for your doing your part to keep Tahoe a safe and friendly place to live and visit for years to come! :)

🐶 Pet Policy
- We welcome responsible pet owners and up to 2 well behaved dogs under 25 lbs.
- Please add the # of pets you are bringing to the reservation so the pet fee can be added.
- Dogs must be potty trained so no puppies or pee pads please.
- Pet owners must pick up dog poop before checking out.
- Pets must be kept off furniture & bedding. Excessive pet hair may incur additional cleaning charges.
- You are responsible for any and all pet related damage including carpet cleans and door scratches.
- Leash laws apply when on walks in the neighborhood.

BY BOOKING THIS HOME YOU AGREE TO ALL OF THE FOLLOWING:

LOCAL VACATION RENTAL LAWS.
→ Occupancy - We can’t have more people in the home than what we are permitted for.
Hot Tub - *If this home has one* The hot tub cannot be used after 10pm. This is VERY strictly enforced.
→ Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm.
→ Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day.
→ Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense.
→ Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee.
→ Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home.
***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.

25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.

CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.

NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.

DAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.

HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.

UNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.

FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.

CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.

SECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.

REFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after you’ve checked out.

SNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law.

ICY WALKWAYS. Our walkways in Tahoe are icy so make sure all members of your party have snow boots and walk with care. We do our best to clear snow and add ice melt but despite best efforts our walkways still become icy. We are not liable for any falls or slips on the ice.

PETS. This home is pet friendly. However you must abide by the following rules:
- We welcome responsible pet owners and up to 2 well behaved dogs under 25 lbs.
- Please add the # of pets to the reservation before you book.
