• Amenity Fee – A $10 per guest, one-time fee (not per day) is required to access community amenities during peak season (May 31 – Labor Day Weekend).

• Quiet Hours – Strictly enforced from 10:00 PM – 8:00 AM. Please be respectful of neighbors.

• No Parties or Events – Absolutely no parties or events are permitted.

• Occupancy Limits – Maximum guest occupancy must be followed at all times.

• Parking – Street parking is not permitted. Please use the driveway or designated parking areas only.

• Community Compliance – Guests must follow all posted signage and speed limits within the community.

🏖️ Lake & Amenity Access

• Lake, beach, and community amenities are seasonal and subject to HOA availability.

• Please follow all posted lake safety rules.

• No glass containers are allowed in lake or beach areas.

• Swimming is permitted only in designated areas and is at your own risk.

• Fire pit use is permitted based on weather conditions and local regulations.

• Minimum age to rent is 25 (primary renter must be 25+).

• Please rinse off before using the hot tub.

• Starter supplies are provided (toilet paper, paper towels, trash bags, soap), but additional items may be needed for longer stays.

• Help us keep the home clean by removing excess dirt, sand, or debris before entering.

🔒 Security Deposit Option – To help protect our home while keeping cleaning fees low, we offer two options for your stay:

• A small, non-refundable damage waiver is included in your booking, covering up to $1,000 in accidental damage
OR
• A $1,000 refundable security deposit, which is fully returned after your stay if no damage occurs

If you prefer the refundable deposit, just send us a message after booking, and we’ll take care of it.
