Extended Stay Policy:
Guests planning to stay for more than 28 days are required to submit a refundable deposit of $2,000. A utility allowance of $350 is provided; any charges exceeding this amount will be deducted from the security deposit, and corresponding bills will be provided for verification. Additionally, cleaning services will be scheduled every 15 days during your extended stay. Should you have any questions, please feel free to reach out.

-Pool Heating: Available for an additional fee of $100 per night; spa heating is complimentary.
-Pets: We gladly welcome dogs for a fee of $150, up to 2 pets maximum. Please note, that only dogs are allowed—no other pets allowed.

Wondering about check-in & check-out times?
No problem! Check-in time is scheduled for after 4 PM local time, while check-out time is no later than 10 AM. We understand that you may have specific needs, so we offer the possibility of early check-in or late check-out upon request, subject to availability and for an additional fee. Do you have pool and spa?
Get ready to dive into a world of aquatic bliss! Our fabulous property features private salt water pools and soothing spas, perfect for indulging in ultimate relaxation and endless fun. If you're craving the perfect pool temperature, we've got you covered - simply request pool heating up to a toasty 88 degrees for an additional fee of $100 per night. Remember to make your request and payment at least 48 hours before your arrival to ensure a delightful pool experience. Please note that during the summer months, the pool won't be heated. Please keep in mind that all pool equipment does have a timer. ( example if you turn the spa on at 6AM and come home at 6PM the spa will have already turned off after 4 hours - every pool/spa has this safety feature.
Pool heating requires a minimum of two days; we do not offer heating services for just one day.
House Maintenance Schedule:
Pool Maintenance: Every Tuesday and Friday at 7am, our team will ensure the pool is in excellent condition for you to enjoy.
Gardening Maintenance: Every Thursday afternoon, our dedicated gardening team will tend to the outdoor spaces, keeping them beautiful and well-maintained.
Trash Day: Every Friday morning, please ensure that all trash is placed in the designated trash bins the night before. Please avoid blocking the gate as we have a roll-out service that will collect the bins.
By adhering to this maintenance schedule, we aim to provide a clean, safe, and enjoyable environment for your stay. Thank you for your cooperation.
WHAT IS PROVIDED WITH MY ACCOMMODATIONS?
Experience the convenience of our fully furnished vacation rentals, designed to provide you with a comfortable and hassle-free stay. Each of our properties is equipped with all the essentials, including high-quality linens, bath towels, and pool towels. Our kitchens are fully stocked with dishes, silverware, cooking utensils, and even some spices, ensuring that you have everything you need to prepare delicious meals during your stay. If you have any specific appliance or amenity inquiries, feel free to ask our team for availability.
To further enhance your convenience, we provide a starting supply of bath soaps, trash liners, toilet paper, paper towels, and dishwasher soap, coffee, creamer, sugar and more! Our laundry facilities are also equipped with laundry soap, so you can easily refresh your clothes during your stay.
Please note that while we provide these essential supplies, we do not provide cooking sprays/oils, cling wraps, zip lock bags, or pool floaties. However, should you have any other questions or requests, our team is always ready to assist you.

CAN I SHIP A PACKAGE TO MY VACATION HOME?
We do not recommend shipping directly to the home as we do not have mailbox keys for the homes and cannot be responsible for packages once delivered. Please contact us if shipping needs are required and we will do our best to accommodate you!

Access to your professionally cleaned, sanitized home is convenient. The Orange Cactus has on-site devices for your security – these may include security alarms, and exterior motion sensors or cameras.

We are not responsible for any inconvenience arising from temporary interruptions or disruptions in the supply of water, gas, electricity, or plumbing, provided these issues are not caused by the property owner. In such cases, no refunds will be issued, as these situations are beyond our control. Additionally, we will not accept liability for losses or damages resulting from weather conditions, natural disasters, or other incidents beyond our control.
Please be aware that some amenities, such as the pool area, may pose risks if not used with caution. Surfaces can be slippery when wet, and tenants assume all risks associated with using the patio or any other area inside or outside the property.

Guest Access:
Please consider this your home during your stay and also please treat the home and neighbors with respect.
During your stay at my house you will have full access to the entire house ( there will be owner closets that will be locked ).
Guests will have access the entire home during there stay 24 hours using a keypad.
