This 6 bed/3bath home comfortably sleeps 16 and is packed with resort-styled amenities, curated interiors and multiple indoor and outdoor spaces to relax, play and reconnect. The space
As part of our ongoing commitment to enhancing the guest experience, renderings included in this listing showcase a planned backyard upgrade featuring a custom wraparound pool deck, scheduled for completion in Spring 2026. Until then, the pool remains fully accessible in its current configuration. Renderings shown are conceptual and represent planned improvements.

TOWAMENSING TRAILS COMMUNITY AMENITIES
Onyx Mountain Villa is part of the Towamensing Trails community. From May 24 to Sept 1, the community is open to our guests and the following amenities will be included with your stay.

Our home includes 8 community amenity badges required to access Towamensing Trails amenities. These badges are assigned to the home and are provided for guest use during your stay only.
Badge Rules:
● Badges must be worn and clearly visible at all times when using community amenities
● Badges must be left inside the home at checkout
● Do not take, discard, or remove the badges from the property
Lost, unreturned, or damaged badges will result in a $150 replacement fee per badge.
Additional one-day amenity passes may be available during the summer season, subject to community rules and availability.
Note: No badges are required for children under the age of 5.

Enjoy seamless self check-in with our advanced keypad lock system. Each guest receives a unique code before arrival for added convenience and security.
Guests have full access to the home, except for any locked closets.

PET FRIENDLY
We welcome dogs under 50 lbs (maximum of 2 dogs).
Pet fee: $150 per pet, per stay
No cats allowed at this time.
Please let us know how many pets you’re bringing at the time of booking.
All pet fees must be paid prior to check-in.
Trash Policy:
Per HOA community rules, homes within this community are not permitted to have outdoor garbage bins onsite due to the risk of attracting bears and wildlife. If any trash is left outside and is seen by a member of the HOA security staff, you will be fined a penalty of $350 by the HOA. All guests will be responsible for disposing of your own trash during your stay and prior to check out, any trash that does not fit within the kitchen trash bin must be disposed of directly at the HOA trash site that is about an 8 minute drive from the house. If any trash is left behind by Guests after check out, Guests will be charged $20 per trash bag.
Security Cameras:
For safety, there are two outdoor security cameras facing the driveway. They record audio and video but are not actively monitored.
Grill:
While our housekeeping team does their best to ensure there is propane available for the grill, if the available tanks are empty, we would kindly ask that you refill the empty tank and provide a receipt for reimbursement. The closest facility for propane refills is only a 7 minute drive located at Frosty Mountain Beverage, 2681 PA-903, Albrightsville, PA 18210
Hot Tub Notice:
We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons.
If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone
RENTAL AGREEMENT
Guests are required to sign a rental agreement upon booking their reservation. An image of your government ID must be uploaded for the primary renter.
HOA REQUIREMENTS & FEES
✔ Community registration is required for all stays and must be completed at least 72 hours in advance to avoid delays or access issues. Registration is not available for last-minute Saturday or Sunday bookings.
● Rental forms are required as per our HOA and must be filled out prior to staying at our home. After your booking is confirmed, we’ll request your email to send the community vehicle registration form (maximum of 6 permitted per booking) and rental agreement. Both must be completed and returned at least 72 hours prior to check
● Please message us 72 hours prior to check-in for any changes in the number of vehicles. Last-minute changes are not allowed.
● Guest will have vehicle access to the community trash collection center
Please note: These are not host-imposed fees. These are community-required fees set by Towamensing Trails to help cover the costs of operating and maintaining the community’s amenities and facilities.
The lake may be closed without prior notice if it fails the periodic water testing/reading.
✹OPTIONAL ADD-ONS (ADDITIONAL FEES) - We keep things flexible so you only pay for what you need. Here are a few common extras:
✔ Early Check-In: $25/hr up to 2 hours early only
✔ Late Check-Out: $25/hr up to 2 hours later only
✔ Trash concierge service: $25 per garbage pick up trip
✹ Security Deposit. The Host will collect a refundable $550 security deposit for this reservation. The Security Deposit may be used to cover HOA fines, improper trash disposal, excessive cleaning, or damage to the property caused during the stay. Deductions will be itemized, and any remaining balance will be refunded per platform guidelines.
We reserve the right to cancel the reservation if the guest does not agree to the security deposit, house rules, and HOA rules.
