Thoughtfully curated, meticulously cleaned, and hosted with care, this is a place to breathe deeper, laugh louder, and create the kind of memories that stay with you. Our greatest hope is that we become part of your family memories and traditions.
The Fine Print:
1) Our cabin is located in a quiet, family neighborhood. Renters must be 21+ years old (families with children are welcome). A signed rental agreement is required.
2) You are responsible for any loss or damage to the cabin or its contents. A full inventory is maintained and checked after every guest. If an item is missing or damaged, guests will be charged a replacement fee.
3) Maximum occupancy and maximum number of vehicles must not be exceeded. Violations may result in immediate eviction per the City of Big Bear Lake.
4) Driveway snow plowing is arranged, but depending on departure time, guests may need to shovel their parking area. Street parking is strictly prohibited. A shovel is provided in the garage.
5) STORM POLICY / ROAD CONDITIONS / POWER OUTAGES
No refunds or changes to the booking will be given for storms or hazardous road conditions. Mountain roads can be steep and winding.
During winter months, chains are required by law for all vehicles, even those with AWD or 4WD.
A full refund will be issued only if all three roads into Big Bear are officially closed. If any road is open, no refunds will be issued for storms, fire, earthquakes, or other natural events.
6) No spa use between 10 pm and 7 am. Please clear all snow and ice from the spa cover before opening it; failure to do so may result in damage fees.
7) No excessively loud or amplified music at any time.
8) No parties or events.
9) No smoking inside the property.
10) Leave fireplace ashes for the cleaning team or use the metal bin.
11) FALSIFIED RESERVATIONS
Reservations made under false pretenses will result in forfeiture of all payments and deposits, and the guest will not be permitted to check in.
12) ITEMS LEFT BEHIND
Peak and Quiet is not responsible for items left behind. We will make every effort to locate lost items but cannot guarantee retrieval. Please check carefully before departing.
13) Unauthorized late check-out will result in a fee of up to one full night’s rate (without the right to remain). Cleaners must have timely access.
14) Guests must dispose of all trash. The City of Big Bear Lake does not offer curbside pickup. The local disposal site is 10 minutes away and must be used upon departure.
15) Do not tamper with the modem or router, as they control security cameras and the smart lock. Intentional disconnection or obstruction will result in a $500 fine.
Your privacy is respected—there are no interior cameras. Exterior cameras are located at the front door, in the backyard corner, and facing the driveway.
To avoid fines, please ensure the following:
No damage to the home or contents
Property left in similar condition as arrival (reasonable wear accepted)
No excessive cleaning required
No linens or household items missing
No unauthorized early check-in or late checkout
No smoking on the property
Additional Fees:
BBQ left dirty: $50
Trash left on-site: $25 per bag
Dirty dishes left in dishwasher unwashed: $25
Spa contamination requiring draining/refilling: $200
Noise/code enforcement fines: Guest responsible for all associated costs
No wet shoes or wet gear inside the home
Smoking or improper disposal of cigarette/joint/drug paraphernalia will result in forfeiture of deposit and immediate eviction
Power Outages - During severe storms, rolling outages may occur in Big Bear. No refunds will be issued as long as power is restored within a reasonable time.
City Code Enforcement - If Code Enforcement is called due to excessive noise, hot tub use after hours, too many guests, too many cars, or any City of Big Bear Lake code violation, you will be responsible for all fines issued to you and to the owners (minimum $1,000). You may also be asked to leave with no refund for remaining nights.
Travel Insurance - We highly recommend purchasing travel insurance.
UPON DEPARTURE
· Turn off all indoor and outdoor lights.
· Remove all trash (inside and outside), including perishables, and take it to the disposal site.
· Place dishes in the dishwasher and start the wash cycle.
· Return furniture to original placement.
· Secure all windows and lock all doors.
· If you used the BBQ, turn it off and cover it after it cools.
· Leave beds unmade, throw blankets on the sofa, and used towels on the floor.
· Set the indoor thermostat to 55°F.
Failure to follow departure procedures may result in additional fees.
Pet Policy - Guests must notify the owner of any pets (maximum of 2) and provide name, breed, age, and weight. Owners reserve the right to decline pets at their discretion.
· Dogs only, age 1 year and older.
· Pets must be up-to-date on vaccinations and treated for fleas.
· Guests must prevent pets from disturbing neighbors.
· Pets must remain in appropriate areas (preferred crate) and not be left unattended for extended periods.
· Pets must be under guest control at all times.
· All pet waste must be cleaned and disposed of properly.
· Pets must stay off all furniture and beds unless you use a pet blanket.
· Guests are fully responsible for any pet-related damage, including but not limited to furniture, rugs, floors, walls, doors, screens, windows, drapes, landscaping, and fencing.
