Pool & Jacuzzi Info
• Pool heating is available for $100/night. If you`d like it heated before your arrival, we’ll send someone from our team the morning of your check-in. It can take 5–10+ hours to fully warm, depending on weather. We will request payment for the days you need it heated after you book as there is no place to put it in your request.
• Jacuzzi heating is free and takes about 30–60 minutes.
• There is NO fence or gate around the pool. Children must be supervised at all times.

Each guest bedroom features spacious closets and vintage tennis-themed decor. Guest bathrooms include colorful Spanish tile finishes, with one offering a walk-in shower and the other a tub/shower combo.

Noise Monitoring – NoiseAware System
To protect the peaceful environment, we use NoiseAware, a privacy-safe device that monitors decibel levels only (no recording of audio or video). It alerts us if noise reaches party-level volume. Light music and casual gatherings will not trigger it.

Housekeeping & Maintenance Info
• Gardener comes every Wednesday
• Pool is professionally serviced every Friday
• Towel policy: One bath towel and one pool towel per guest provided (washer/dryer available on the 2nd floor for laundry during your stay)
• Serving utensils for 10 guests are stocked in the kitchen

Parking
• Two cars can park in the gated driveway
• 3–5 cars can park curbside (check street signs to avoid tickets)
• Garage parking is not permitted

• Smoking is strictly prohibited inside and outside the home, including the backyard and pool area
• This area is a high fire-risk zone, so open flames or fires of any kind are not permitted
• There are fireplaces in the home, but they are not allowed to be used

• A copy of your government-issued ID
• Confirmation of your contact information and stay purpose

We strongly encourage all guests to purchase comprehensive travel insurance to protect against unforeseen issues such as cancellations, property loss, or emergencies.

The Owner/Management is not liable for theft, loss, or damage to personal property unless due to gross negligence. Please secure your belongings and lock doors/windows when leaving.

If you notice anything not up to standard, broken, missing or not working, please let us know as soon as possible so that we can address and fix it.

OPEN AIR HOMES HOUSE RULES

- By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

- Damages and/or failure to pick up after your pet may result in additional charges at check-out. Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.

- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.

- Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a $250 fine.

- Quiet hours are from 10 PM to 8 AM. Please be mindful of the noise level during these hours to respect neighbors and others in the area.

- Guests are responsible for any damage to the property or its contents during their stay. Any damages must be reported immediately to the host to ensure proper documentation.

- Please dispose of all trash in the designated bins provided. If the trash bins are full, please notify the host for further instructions.

- Any unregistered guests are not allowed to stay overnight without prior written approval from the host. Additional guests may result in an additional charge.

- Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.
