All pets must be pre approved, Pet fee $30/nt/pet, for more than 7 night stay check with host for weekly pet fee. If pets are brought without approval, we reserve right charge additional cleaning fee up to $250, This is a No-Smoking house, smoking penalty of minimum $599 applies.

Early check and late check may be available for a fee.

Guest are required to sign rental agreement and provide a photo ID for primary guest
1. Mandatory Agreement & ID
Per Florida Statutes Chapter 509, the primary guest must sign our Short-Term Rental Agreement and provide a valid government ID prior to check-in. This is a transient rental.

2. Check-in & Checkout

Hours: Check-in 4:00 PM | Checkout 10:00 AM.

Early/Late Access: Requests must be made 24 hours in advance. Fees apply for guaranteed early access or late departure.

Unauthorized Late Checkout: $100/hour fee applies. Stays exceeding 2 hours past checkout will be charged the full nightly rate.

3. Pool & Maintenance

Pool Heat: Optional for $25/night (entire stay only). 24-hour notice required.

Service: Professional service is weekly. As the home is surrounded by nature, a skimmer is provided for guest use between cleanings.

No Refunds: No credits provided for temporary failure of non-essential amenities (pool, small appliances, streaming apps). Please report issues immediately for repair.

4. Occupancy & Noise

Limits: Max 10 guests. No unregistered visitors or parties.

Quiet Hours: 10:00 PM to Sunrise. Violations result in immediate eviction and a $300 fee.

5. Smoking & Pets

Smoking: 100% Smoke/Vape-free indoors. $599 deep-cleaning fee for violations.

Pets: Prior approval required. $100 per pet (up to 2 weeks). Pets must stay off furniture; unauthorized pets incur a $350 fee.

6. Parking & Trash

Parking: Driveway only (4 spots). No street parking permitted.

Trash: All trash must be bagged and placed in side-yard bins. Unbagged trash incurs additional cleaning fees.

7. Checkout Instructions

Set AC to 75 degrees.

Ensure all doors/windows are locked.

Load and start the dishwasher.

8. Climate & Pest Disclosure
Florida’s tropical climate means occasional insects/wildlife may be present despite professional pest control. No refunds are provided for nature-related encounters or external factors beyond Host control.
