The maximum occupancy for this property is 12 guests- 14 including the sofa sleeper in the garage. This includes overnight guests. Parties, events, or gatherings exceeding the occupancy limit are strictly prohibited unless discussed and given express permission from the hosts. Any attempt to host a party, invite excessive guests, or violate the occupancy limit may result in the immediate termination of your stay without a refund, and you may be charged additional fees. We kindly ask that you respect this rule to ensure a pleasant experience for everyone and maintain harmony with our neighbors. Thank you for your understanding and cooperation

By order of the City of Lake Havasu, quiet hours are strictly enforced from 10:00 PM to 7:00 AM. During these hours, please keep noise levels to a minimum, especially in outdoor spaces, to respect our neighbors and comply with city regulations. Failure to adhere to this policy may result in city fines or other consequences. Thank you for your cooperation in helping us maintain a peaceful and enjoyable environment for everyone.

The pool and spa are key features of this property, designed for relaxation and enjoyment. Please use them responsibly: No glass containers near the pool or spa area. Only unbreakable, pool-safe items are permitted. If you have been in the lake, please shower before entering the pool. The lake can introduce bacteria that is difficult to eradicate from the pool. Children must be supervised at all times while in the pool area. Equipment and Maintenance: After enjoying the pool or spa, please ensure that all equipment is turned off and all personal items are cleaned up. Any damage or misuse of the pool, spa, or related equipment will result in charges for repairs or replacement. There are additional fees associated with heating the pool and spa

Game Room/Gym and Electronics:
Enjoy the full range of games and entertainment options provided, from video games to board games. Please handle everything with care and ensure all items are returned to their original condition at the end of your stay. Any missing or damaged game equipment or electronics will incur replacement or repair charges. Electronics Use: All electronics, including TVs, sound systems, and gaming consoles, should be used responsibly and turned off when not in use. Any damage to any electronics will result in additional charges for repair or replacement.

If linens and/or towels are unable to be cleaned and must be replaced a fee will be charged and photo documented.
