The Space:

Please be aware: while the home is professionally cleaned, the bathroom tiles have permanent stains, and some ceiling areas may show signs of previous repairs.



For security and compliance, guests must present a valid government-issued ID, verify contact information, complete our online check-in process, and, if required, pass a background screening. Failure to complete these steps will result in cancellation and denied entry.



Privacy: Your details are used strictly for verification and are never stored or shared for other purposes.

* A signed rental agreement is required for all bookings. By reserving, you acknowledge and agree to:

* Follow all house rules and rental terms.

* Provide a valid ID and matching credit card prior to arrival.

* Complete a background check if requested by property management.



Booking Requirements: Primary guest must be 22+ (25+ for local residents). Weapons and illegal substances are strictly prohibited — violations will involve law enforcement. A $250 security deposit is mandatory.



Quiet Hours: Please respect neighbors and keep noise down between 9 PM – 8 AM.



Pets: One pet allowed (with fee). See house rules for full policy.



Pest Notice: Austin’s climate may bring ants, roaches, or other insects despite regular pest control. Additional service can be arranged if needed.



Other Notes: Mail and package delivery are not accessible. Amenities like the pool or gym may be closed at management’s discretion for maintenance. Starter supplies are provided, but guests on longer stays may need to replenish essentials.



Guest Access:

You have access to your own stylish apartment. In addition, you can lounge by the resort-style pool, work out in the fitness center, or enjoy one of the other fantastic, on-site amenities.



The Neighborhood:

The East Riverside area is near Downtown, South Congress (SoCo) and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on East Riverside you'll find many cheap eateries, cool thrift stores, and Austin classic dive bars



Getting Around:

We recommend driving near and in Austin proper, and there are rideshares, public transportation and scooters for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.
