Depending on the weather, the pool and/or hot tub can be heated for an additional, non-refundable fee of $500, minimum (additional $500 weekly fee for longer reservations) 24 hours advance notice required.

Located centrally on Seabrook Island, you are just a short ride away from pristine beaches, golf courses, and the vibrant culture of historic Charleston. Explore nearby attractions like the Seabrook Island Club, Freshfields Village, and the beautiful Kiawah Island. Amenity Cards are required to use the Seabrook Island Club and SIPOA Lake House facilities. This property includes access to the Club amenities: the Beach Club oceanfront pools (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities except outdoor pool usage. The Club Amenity Card also allows access to the Lake House facilities (outdoor pool/no fees; indoor pool/fitness center/fees apply). Amenity cards are arranged through the Seabrook Island Amenity office.

Seabrook Island Property Association (SIPOA) charges for all gate passes.
Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.
Gate pass car total is due 2 weeks prior to your arrival. Payment of $45/gate pass(es) is due at time of your final payment.
Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.
THIS PROPERTY ALLOWS FOR A MAXIMUM OF4 GATE PASSES TOTAL
Once the car has a gate pass, any licensed driver can drive.

Cancellation Policy:
For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee.
For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If we are able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest's under the terms of the Rental Agreement.

For monthly winter rentals the policy is as follows:
