Inside, you’ll find a comfortable queen bed and a well-equipped kitchenette for simple meals.

This cozy studio sits above the garage and offers a peaceful retreat with beautiful views of the San Francisco Bay and Golden Gate, especially at sunset. Though compact, the space feels bright and airy thanks to vaulted ceilings and abundant natural light.

Guests enjoy a private entrance, a comfortable queen bed, and a simple kitchenette equipped with essentials like a fridge/freezer, stove/oven, and microwave.

The studio is perfectly situated just steps from Arlington Avenue’s markets, cafés, and parks, with Kensington Village and Solano Avenue only minutes away.

Street parking is available and a keyless entry makes check-in seamless.

The studio does not share any walls with the main house but is on the property of the main house.

All guests are required to sign a rental agreement and follow the House Rules. We truly appreciate your understanding—this added step helps protect our home, especially after a few past experiences with guests that resulted in lost time and unexpected costs.

Guests have access to the studio which is private.

I have a property management company that is available 24 hours for any questions or emergencies.

- Out of respect for our neighbors, quiet hours are between 10pm - 7am
- No shoes inside (flip flops, slippers, socks are fine)
- No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling)
- Turn off lights, TV, heater, & stove when not in use
- The property shall not be used by more than the number of adults and children listed in your reservation.
- No pets allowed
- Conserve water, California is currently in a drought
- Recycle & Compost if there are receptacles in the unit
- Please consume or take all leftover food. Extra food beckons little critters and bugs!
- No commercial photography or filming is permitted on the property.
- Please only deposit toilet paper in the toilets please, (no baby/adult wipes, floss, tampons, etc...)
- Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
- A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests.
- Please be aware of your energy usage, especially during peak hours which are between 4-9pm each day. Be sure to turn off lights and heat when you are leaving. Run the dishwasher, washer and dryer (if applicable) during non peak hours. We appreciate guests helping to conserve energy.
- Mail and packages cannot be delivered to the apartment during your stay. If you need something delivered to you, there are mail centers in the area that can receive and hold packages for you. We are not responsible for any packages delivered, before, during or after your stay.
- Must be 21 or older to book the apartment
- No guns, firearms or any weapons allowed
