On the main terrace, you’ll find the private pool, surrounded by sun loungers, a BBQ grill, minibar, ice machine, and a full bathroom — the perfect spot to relax under the sun or admire Punta Mita’s stunning sunsets. Inside, the main living room includes a flat-screen TV and a Sonos sound system for an elevated entertainment experience.

Security Deposit: $1,500 USD security deposit is required as a pre-authorization hold on the guest’s credit card upon check-in.

Cancellation Policy



1. For any new confirmed reservation, you may cancel within the first 24 hours after booking and receive a full refund, excluding payment processing fees.

2. After that period, if you cancel at least 30 days before check-in, you will receive a refund to your original form of payment, minus the booking fee and applicable taxes. Please contact your Online Reservation Specialist to request your refund.



Festive Seasons: For reservations during festive seasons (including Thanksgiving Week, Christmas Week, New Year’s Week, Holy Week, and Easter Week), cancellations must be made at least 60 days prior to check-in to receive a refund to your original form of payment, minus the booking fee and applicable taxes.



This cancellation policy does not apply to HVMB guests.

• Check in and check out at the times indicated in your reservation.

• Always treat the service staff with respect and dignity.

• Report any damage or incident in the property immediately.

• No smoking allowed.

• After 10:00 p.m., loud music is not permitted; please maintain a moderate noise level.

• Do not exceed the number of guests stated in your reservation.

• No food or drinks in the pool.

• No food allowed inside the bedrooms.

• Please avoid stepping on the sofas with shoes on.

• Pets are not allowed.
