Mountain Retreat by Berkeley Springs+River Access
Relax with the whole family at this peaceful four bedroom mountain home with dedicated access to the Cacapon River. Comes with a well equipped kitchen and grill but also located near many restaurants of all types. Very close to historic Berkley Springs, known for the warm mineral springs. The Capacon & Berkley Springs State Parks offer many activities including public trails for hiking and biking, horseback riding, sporting clays, golf, swimming, exploring the mineral springs... River access.
THE CABIN
There is a large wraparound deck with chairs to relax and a large pavilion on the property as well. A great place to peacefully enjoy being in nature overlooking the mountain, smelling the fresh mountain air and star gazing and looking for shooting stars at night.
Inside there is a dedicated dining area, well equipped kitchen, and comfortable living room with leather couch and recliner. In the living room there is a wood stove with firewood on site. In addition there is a dedicated desk and office chair for those wanting to work from the mountain. Books, games, and puzzles available.
Four Bedrooms; 1) King, 2) Queen, 3) Full, 4) Bunkbeds with a full on the bottom and twin on top (250 lb weight limit on top bunk). All mattresses, pillows, sheets and comforters are premium hotel quality.
Two full bathrooms, one with a shower and the other with a shower and tub. Laundry washing machine and dryer included.
WIFI & CELL PHONE SERVICE
We selected Starlink as it is believed to be the best performing wifi in this rural region, having used it many times we find it to be ideal. This is a mountain that is in a rural setting which limits traditional cellphone reception, most services do not reach this side of the mountain, it is suggested to activate `calls over wifi` on your cellphone. Traditional cellphone service is available just a short drive away but for most wifi should be used at the cabin.
PARKING
There is a circle driveway with amble parking. The driveway like the road up to the cabin is a maintained but unpaved gravel and dirt driveway.
SENECA RIDGE ROAD
The road to the house is on Rouse Mountain with several steep inclines on a maintained gravel/dirt unpaved road. It is travelled daily by vehicles, our family have travelled this road with no issues many times with a smaller SUV, Large SUV, and Four Wheel Drive Truck and we`ve seen smaller vehicles of all types but a truck or SUV with all wheel drive/four wheel drive is recommended. Consider ice, snow, rain, and personal comfort level when booking as no refunds will be made. A video of the drive up is available by request.
SECURITY CAMERAS
One security camera is located outside the cabin facing the driveway and entry to the cabin. There are no cameras inside the cabin.

RENTAL AGREEMENT
1: RESERVATION INFORMATION
CHECK-IN
The check-in time is 4 p.m. Sometimes early check-in is available and is easy to purchase on your Happy Guest reservation page.
CHECK-OUT
The check-out time is 10 a.m. on the last day of your reservation. Sometimes late check-out is available and is easy to purchase on your Happy Guest reservation page. Late fees will be charged for departures after check-out time that did not purchase a late check-out.
EARLY CHECK-IN / LATE CHECK-OUT
Early check-ins and late check-outs are sometimes able to be accommodated with an easy purchase on your Happy Guest reservation page. If you have a need to check-in early or check-out late, you can also consider adjusting your reservation dates to be one day earlier or later so you have the place for as long as you need it. This is all based on scheduling availability.
NO REFUNDS
This Rental Agreement is a legally binding agreement between you, the Guest and the Owner or Manager of the property. Your reservation binds you to a specific period of time. There should be no expectation of refund and there will be no refund or relocation because you are disappointed with the property you have chosen to rent or in the event that something associated with the property is not working to your satisfaction. There will be no refunds or compensation for: Acts of God, Mother Nature, acts of war or government agencies, road maintenance, gas shortages, power outages or water outages. Standard cancellation policies always apply. Purchasing travel insurance is highly recommended.
2: ID VERIFICATION
IDENTITY VERIFICATION
Guests are required to complete the Happy Guest check-in and provide a photographed copy of their government-issued photo ID, with the Guest’s face, address, date of birth and photo clearly visible and in focus. The reservation billing information must match the information on the government-issued ID of the Guest making the reservation. We reserve the right to refuse service to individuals who do not furnish this information. In the event that a Guest refuses to provide their valid, government-issued ID after making a reservation, the Guest’s reservation will not be granted information to enter the apartment and your cancellation of the reservation will be in accordance with the cancellation information on your reservation.
BACKGROUND SCREENING
We may obtain background reports from consumer reporting agencies or otherwise review publicly available information about you, including sexual offender registration lists or databases compiling information about criminal convictions. By making a reservation, you authorize the use of your personal information (including name, address, date of birth, or other identifying information) to obtain these reports, and agree that we may, in our sole discretion, suspend, cancel, block, restrict or terminate your access to our services or reservations made or contemplated, based on our evaluation of such reports.
RIGHT TO REFUSE SERVICE
We may refuse service to any individual for any reason(s) that does not violate federal or state laws. Reasons for refusing service to, or removing, a Guest or any other individual include, but are not limited to: refusal or failure to pay for accommodations; being under the influence of alcohol, drugs, or any other intoxicating substance such that the individual is disturbing the peace; seeking to use the apartment for an unlawful purpose; seeking to bring into the apartment an unlawfully-possessed firearm or any item, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroying, damaging, or defacing the Property or threatening harm to the Property, other guests, or residents of the Property; causing or permitting persons to exceed the maximum allowable occupancy of the apartment; or refusing to abide by the reasonable standards or policies established by the Company, including, without limitation, the House Rules and any published rules and regulations.
3: RIGHTS OF ACCESS
RIGHT OF ENTRY
Guests acknowledge, understand, and agree that the Property Owner, Property Manager, Hosts, Maintenance, and other staff reserve the right to enter property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations, and improvements, as deemed necessary.
ACCESS
You acknowledge that your reservation does not confer exclusive possession or exclusive access. We retain the right to access and enter at any time as needed, however, we will attempt to notify you before entering the apartment as a courtesy to you except in the event of an emergency. If called upon, law enforcement will be granted immediate access.
KEYS / ACCESS CODES
Access codes and/or keys are issued to the registered Guest and work at the Check-in time. Failure to return these items at the time of your departure will result in a fee of $500 for each unreturned item.
LOCK OUT
A lockout of Guests from the property will result in a minimum of $25 service call during business hours. Guests agree that a lock out after business hours will result in a locksmith being called and Guests being charged accordingly.
WIFI
While we make best efforts to provide interruption-free, high-quality Internet access through Starlink which is known to be the most reliable high speed internet service in this rural region. We assume no liability in the event that Internet access becomes unavailable. Guests are prohibited from using WiFi for any illegal activity, including, but not limited to, violating the Digital Millennium Copyright Act. The Company assumes no liability for Guest use of the Internet.
PARKING AT OWN RISK
Vehicles must be parked as described in the instructions provided, if any. Vehicles are parked at the risk of the owner.
