1a) Guest Reviews & Verification: We welcome guests with a history of 4.8 or above posted reviews on the vacation rental platforms. First-time users are considered on a case-by-case basis and may be subject to additional verification.Guests without prior host reviews may be asked to provide additional verification before approval.We reserve the right to decline or cancel reservations that do not meet these requirements, in accordance with our published house rules.Resort communities also require pre-registration with verified ID for all adult guests before gate access is granted.
1b) Phone Number Confirmation: We will send a brief message to the phone number on your Listing profile. A short reply is required to verify it's active. This number will only be used for urgent, time-sensitive issues (e.g., HOA alerts).
ID Verification & Access Requirements a) The booking guest must provide a clear photo of a valid government-issued ID. The name on the ID must match the name on the booking account. 📩 Please submit your ID through the booking platform chat.
This ID is required for security gate pre-registration. - Guests not registered in advance will be denied entry by the resort. - Arriving in multiple vehicles? Each driver must submit a valid license to receive an individual Gate Pass. - Failure to submit required identification may result in reservation cancellation without refund.b) No Unregistered Guests: A penalty of $50 per unregistered guest will be charged. c) Guests living within 30 miles must contact us for approval before booking. d) Third-party bookings are not allowed. The guest who books must be present for the entire stay.
Occupancy & Resort Rules a) Maximum Occupancy: 10 guests (including children). This is a fire code limit and applies at all times. b) Day Visitors: Osceola County requires full names of all guests, including day visitors. c) Vehicle Limit: 3 vehicles max per reservation, with registered drivers. No street parking. d) Quiet Hours: 10:00 PM to 7:00 AM. Noise complaints (from neighbors, security, or HOA) will result in a $150 fine.
PROPERTY OVERSIGHT & ENTRY a) Unannounced spot checks may be conducted if there is suspected misuse, excessive noise, or rule violations. b) Guests may be removed without refund for rule violations or unauthorized events. c) Guests are responsible for paying fines issued due to rule violations within 2 days.
SPECIAL FEATURES & GUEST ETIQUETTE ✨Gatsby Gamehouse features one-of-a-kind décor and custom touches designed to delight. Please treat them with care so every guest can enjoy the same sense of wonder. Inspections occur after each check-out. Guests will be charged for any damaged or missing items.
Amenities, Safety & Care a) Pool: Use at your own risk. No liability assumed. b) Bunk Beds: Max weight is 250 lbs. Use at own risk. c) AC Policy: Do not set below 72°F. If coils freeze and damage occurs, guests will be billed for service calls and repairs. d) Pest Control: Preventative services are provided monthly. Please keep doors closed and food sealed. Notify us of any issues. If you do experience a pest sighting, please notify us immediately. We’ll happily arrange additional treatment if needed. ✨ However, refunds will not be issued for pest sightings. e) No Smoking: Anywhere on the property (indoors or outdoors). Violation incurs a $250 fine minimum plus remediation. f) No Fireworks: Prohibited across the resort. g) No mail or Package Deliveries: Please use Amazon Lockers or nearby UPS/FedEx facilities. h) All trash must be bagged (13 gal.), placed inside the bench, and latched closed. Overflow must go to a resort compactor. Failure to comply may result in HOA fines.
CHECK-OUT Check-out time is strictly 10:00 AM. Unapproved late check-outs will incur a $25 fee per 15 minutes past check-out to cover staffing and schedule disruptions.
WATER SAFETY & POOL ALARMS Your safety is our top priority—especially around water. Our home is equipped with pool door alarms on all doors leading to the pool area, in compliance with Florida safety regulations. These alarms are in place to help protect children and non-swimmers from unsupervised access to the pool. Tampering with, or removing these devices is strictly prohibited. Doing so will result in immediate termination of your stay without refund and may incur additional costs if the system requires servicing or replacement. Please supervise all swimmers, especially children, and never leave doors to the pool area propped open or unattended.
Water Watcher Safety – Supervision Saves Lives When little ones are splashing in the pool, active supervision is essential. We encourage all families and groups to assign a designated “Water Watcher” whenever children are in or around the pool.
A Water Watcher is a focused adult with a simple but vital mission: - Eyes on the water at all times—no phones, no side conversations, no distractions. - That means no cocktails, no texting, and no multitasking. - Take shifts every 15–30 minutes to stay fresh and alert. - Know where safety gear is located and how to respond if help is needed.We recommend following Florida safety guidelines often modeled by the YMCA and American Red Cross, especially during family celebrations or group stays:Suggested Water Watcher Ratios: 1 Water Watcher per 10 children 1 Water Watcher per 5 children if any are under age 6 or not strong swimmersTo help make it official, we provide Water Watcher lanyards or badges—ask us where to find them! •Items of value (e.g., electronics, jewelry) may be held for up to 7 days.
• Perishable, disposable, or low-value items (e.g., chargers, clothing, cosmetics) will be discarded. We do not offer shipping or delivery of left-behind items.
