Located on Geneva Lake’s southern shore, guests of The Novel Nest at Abbey Springs will get to enjoy an abundance of onsite amenities such as the private beach, pools, a championship golf course, fitness center, tennis and pickleball courts, and onsite dining venues. You’ll also be conveniently located for quick trips to and from Fontana-On-Geneva-Lake, a popular destination for locals and tourists alike offering boutique shopping, numerous eateries, and outdoor recreation experiences.



The Space:

Step inside to the main living room, where a cozy couch, loveseat, smart TV, and indoor fireplace create a warm, welcoming hub for your stay. The home opens into a large, inviting kitchen with warm cabinetry, stone countertops, stainless steel appliances, and counter seating for four—ideal for cooking together or enjoying your morning coffee from the drip maker. A separate dining table for eight makes shared meals feel special.



On the main level, a stately library with its own sitting area awaits, perfect for unwinding with a good book. Wander into the lower-level family room and sink into the sectional couch for movie nights, or head to the sunroom—complete with a table for four and a foosball table—for relaxed fun and all-season lounging.



Outside, two upper-level deck spaces offer the perfect mix of dining and relaxing: one with comfortable seating and a table for four, and another with a grill and a table for six—great for outdoor dinners. As the sun sets, gather around the fire pit with surrounding seating for stargazing, s’mores, and quiet conversation. This home offers room to spread out, come together, and make each moment feel like a true escape.



This home comfortably sleeps 12 guests between 5 private bedrooms and a private study.

Main Level Bedroom #1 includes a queen size murphy bed, a smart TV, deck access, and an ensuite bathroom with a single vanity and shower/tub combo.

Main Level Bedroom #2 includes a king size bed, deck access, and an ensuite bathroom with a single vanity and walk-in shower.

Lower Level Bedroom #3 includes a queen size bed and a crib (linens not provided for crib).

Lower Level Bedroom #4 includes a queen size bed.

Lower Level Bedroom #5 includes a queen size bed and a twin trundle.

The Main Level study includes a queen size pull out couch.

This home also includes an upper-level half bathroom and a lower-level full guest bathroom with a single vanity and a shower/tub combo.



THINGS TO NOTE:

• For the 2026 season, there may be active construction at the lakefront (yacht club/restaurants, beach, etc.). Abbey Springs may limit or close lakefront amenities at any time. As such, host is not responsible for the lack of availability of any community-provided amenities.

• Washer and dryer in home.

• Driveway parking for 4 vehicles available.

• This home is equipped with one (1) external security camera located at the front door and actively monitoring the entry path.

• Upon entering the neighborhood, guests will need to check in at the security checkpoint where they will issue access cards and parking pass(es). No more than 10 guests will be allowed onto the grounds of the community. Guest passes for community amenities are included in the nightly rate.

• The Abbey Springs community provides the indoor and outdoor pools, hot tub, sport courts, arcade, fitness center, beach, lakefront park, and restaurants. We generally expect them to be open and available year-round (besides the outdoor amenities being available seasonally), but their availability is at the discretion of the community. As such, host is not responsible for the lack of availability of any community-provided amenities.

• Please note that early check in and late check out are subject to availability. If approved, the first hour is complimentary and additional hours are $30 each.

• The minimum age to book our properties is 25, and the individual making the reservation must be one of the guests physically staying at the property for the entire duration of the reservation.
