1. Upon booking, each guest will receive a guest rental agreement. This must be signed before the Guide Book (which includes access instructions for the property) is sent.

2. Pet Policy: **This property is NOT pet friendly. Please note, if we find evidence of an unauthorized pet in the home, we will ask for it to be removed immediately and guests will be charged a $400 non-refundable fine. This is also grounds for immediate removal of the guests from the home.

3. No Smoking: If any signs of smoking are documented, the renter agrees to pay a $200.00 / per day.

4. Quiet hours for the property are between 10:00 PM and 8:00 AM. Please keep the noise levels down over this time.

5. There are NO LONG CHECK-OUT INSTRUCTIONS! We want for you to be able to fully enjoy every minute of your stay!

6. This home is equipped with a security camera outside for the protection of home and safety of our guests. It is recording 24/7, 365 days a year. There are no cameras on the interior of the home.

7. We offer complimentary 24/7 communication to ensure that your stay exceeds your expectations! Please feel free to reach out to us day or night, and we will provide you with a swift response.

8. Pool Heat: This property is equipped with pool heat. Heat is turned on from November 21st through April 1st and is included with your stay at no extra costs. The FL sunshine does an incredible job at warming the pool for stays outside of these dates. Any request for pool heat outside of these dates will be considered individually and will incur an extra fee.

I'm a husband and father to 3 incredible little boys. My all time favorite things to do, would have to be golf, exploring a downtown area, or relaxing all day on a beach. I love brainstorming with like-minded entrepeneurs who are enthusiastic about new opportunities, just like me. I like to make things happen! Which is why I love what I do.

Currently, I am helping homeowners from across the country manage there AirBNBs and welcome guests into their 2nd homes through our company called BNB Breeze. We are a hands-on short term rental management company and mostly handle Airbnb listings and the logistical work that goes into managing these properties. Showcasing these properties to look their best and bring in higher returns for investors is just a small part of what I do. Currently managing properties in 13 different states.

I'm excited to say that the company has grown to include many team members! Heather, Aj, and Barb are all working full-time to help BNBbreeze maintain all of the beautiful properties we manage.
