are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early and get an approval after payment before you have the early check in.
LATE CHECKOUTS
must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price.

Pool Hours: 10:00 AM – 10:00 PM Daily
Pool Rules & Policies:
No lifeguard on duty – Swim at your own risk.
(2) Two guests per household.
Persons under 14 must be accompanied by an adult in pool area.
No glass containers in the pool area.
Proper swim attire is required
No diving, running, or rough play allowed.
No pets allowed in the pool area.
No smoking or vaping
No loud music
Please clean up after yourself – dispose of trash properly.
Please help us keep the pool area clean and pleasant for all residents.
PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the leasing office and we are not held responsible for its whereabouts.
LEASING OFFICE
DO NOT enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through the Airbnb platform. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine.
NOISE/SMELL/NEIGHBORS
We are aware that these are apartment complexes, and though we have had plenty of compliments about how peaceful and beautiful the neighborhood is, we are aware that sometimes neighbors may be noisy or cook/smoke that causes odors in the vents. We do our best between guest visits to alleviate these smells, but sometimes it gets into the ventilation system after we clean. Please notify us and give us ample time (1 hour to 24 hours) to bring you a freshener or spray or plug in to alleviate the smell.
Texas is a hot and humid climate that causes a lot of bugs. Bugs can get into the space. We do regular exterminations to try to prevent bug problems but it`s not a perfect solution. Please note that you may see bugs in the home. No refunds are given if bugs are seen.
MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. If it is not considered an emergency by property management standards and if maintenance isn’t able to get there in time to fix it right away, no refunds will be given.
PETS
We do NOT allow pets, it is a $200 fine for this violation unless they are a service animal.
KEYS/PARKING PASS
If a key/key fob is not returned and/or damaged, the following fees will occur: $50 for new gate key fob or unit entry key fob.
PARTIES
The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200.
CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Each checkout is allowed to have 2 bags of trash. Per bag of trash over that is a $25 charge.
SMOKE/NOISE DETECTOR
We have a strict NO PARTY and NO SMOKING rule and have devices in place to detect that. Please do not tamper with the device or there will be a $150 fine.
EXTRA TOWELS/LINENS
Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.
