General Occupancy & Behavior
The property is strictly for residential use only.
Events, parties, or commercial activities are prohibited unless explicitly pre-approved in writing.
Guest occupancy may not exceed the booking total without written authorization.
Visitors are not allowed without prior notice to management.
Subleasing or allowing unauthorized occupancy is prohibited.
No loud music is permitted after 10 PM.
No pets are allowed without written approval.
Nudity and unauthorized filming are strictly prohibited.
Parking Rules
A maximum of two (2) vehicles are permitted at the property at any time.
Vehicles must be parked in the driveway or inside the garage, if available.
Absolutely no street parking is permitted at any time.
Violations of the parking policy may result in immediate towing at the guest`s expense, a minimum enforcement fee of $2,000, and possible termination of the stay without a refund.
Property Care & Maintenance
No smoking is allowed indoors.
All doors and windows must remain closed and locked when not in use.
The property must be left in a reasonably clean condition upon departure.
Daily housekeeping access must be allowed if purchased or included.
Guests must report any deficiencies, damages, or inadequacies in writing within twelve (12) hours of check-in.
Pool, Spa & Water Access
Use of the pool and spa facilities is at the guest`s own risk.
Glass containers and diving are prohibited, and the pool may only be used during permitted hours.
Children must be supervised at all times while in or near the pool/spa area.
Misuse of the pool/spa or failure to follow rules may result in immediate termination of the stay without a refund.
Swimming in the canal is strictly prohibited.
Dock use is prohibited unless previously approved and proper vessel insurance is provided.
Guests must comply with marine and wake zone laws when using the dock.
Fees & Penalties
A smoking fee of $1,500 applies for smoking violations.
Excessive trash or failure to dispose of garbage in the designated bins will incur a minimum $250 service fee.
