Private quiet home located near El Yunque National Rainforest. Stunning view of old San Juan and the PR mountains. Private setting overlooking the valley and beaches! Listen to the coqui frogs, enjoy a drink while cooling in the plunge pool. Relax in a hammock, go to Luquillo beach, old San Juan, rent quads or hike the El Yunque. This villa is spectacular with sunsets, large kitchens, deck, patio, bar with pool table, dancing, darts, and other amenities. Enjoy the fruit, pool, bar, and views!
Our private home is in a quiet neighborhood, on 1 acre. Spend a day at Luquillo beach, hike the El Yunque National Rainforest, discover Old San Juan and return to enjoy cooking in the full beautiful kitchen. When the spectacular sunsets, enjoy a cocktail and a game of pool in the bar. You can get away from the hustle of town, but a short drive to lots of tourist activities. We are 40 min from the airport, 15 min to Walmart and other shopping stores. Old San Juan is about an hour(depending on traffic). Beaches are 25-35 minutes. Natural swimming holes and water falls within 5 minutes. There is multiple fruit growing on the property you are welcome to if it is in season, and many other amenities! We have sour sop, bananas, plantain, guava, star fruit, avocados, mandarin, mulberry, and other fruits.
This large home has 2 bedrooms, a full kitchen, with an attached separate Casita. Which has its own kitchen, and 1 bedroom that sleeps 2 adults, and a set of bunkbeds best suited for kids or small adults. The entire property is yours!
Included are Roku TV in all bedrooms. Plunge pool, Pool Table, Darts, evening dance lighting in Bar, covered eating outdoor eating area, gas stoves, BBQ and breathtaking views from the decks!
This home is outfitted with automatic genset and a water system that provides plenty of water. However, conservation is encouraged to avoid issues as it is a island!
You can access the whole house, minus the locked management office off the master bedroom, and any locked cabinets. The entire property is yours!
We are not on-site, You may see our property manager or lawn service taking care of things, we are always available for messaging.
This private home is on the boarder or the El Yunque National Rain Forest, away from the hustle and bustle. It is about 15 min to town and the Walmart, very short drive to the forest, approximately 20 miles to San Juan and 30 minutes to spectacular beaches. We recommend stopping and getting most of your groceries on your way to the house. The area is quiet and friendly! You have plenty of Privacy on the property. There is a bakery, Madina`s bar and small grocery store about 2 minutes away.
We recommend a rental car. There are Taxi and Uber service available upon request!
We have a backup generator. The water system is a combination system reclaiming rain and supplemented by city provided water. There is enough water, however conservation is strongly encouraged during summer.

Cancelation Policy- Advertised cancelation policy will be honored with a 10% service fee collected.
Renters/Guests will abide by the following:
No smoking of any kind inside the residence. You may smoke in the outdoor bar area and must dispose of all smoking material in a safe and clean manner.
Complaints by the neighbors or local authorities will be a violation of the rental agreement and could result in immediate removal from the property. These complaints will be evaluated by the property owner and sole determination of removal shall be the property ownerâs decision.

Evening Puerto Rico Noise Rules

12pm weekends.
If any neighbor reports excessive noise the rental agreement could be terminated, and you will be asked to leave the property. If this occurs, it will result in the loss of your rental amount.
A maximum of 4 visitors are allowed during the day. Any over night visitors must be approved by the owners and will be charged a extra fee. This will only be considered if the home has enough sleeping facilities to accommodate guests.
Guests to the property are responsible for themselves, other registered guests, and any unregistered visitors. The booking guest is responsible for the costs of any damages or complaints that occur while occupying the premises.
Parties are not allowed!
Any small gatherings are restricted to 8 people in total and must comply with all rental agreement terms and house rules.
The house is for guests only, those on the rental agreement, bringing others to the house will result in immediate termination of the rental. The owner may be contacted and arrangements for additional people on the property are at the sole discretion of the landlord.
Disabling of the Alarm, external video cameras or WIFI system will terminate the rental agreement immediately!
Turn pool lights off when not using the pool and other bar lights at night.
If you have children, they must be always supervised. When children are in or near the pool they must always be supervised by a responsible adult!
Check in is at 4:00 pm and check out is at 11:00 am no exceptions unless prior approval from the owner.
Excessive intoxication is not allowed!
Forcing entry into locked areas is strictly prohibited.
Parking is allowed in the driveways. No parking is allowed on the street.
The driveway gates will remain closed while on or off the premise unless moving vehicles in or out of the driveway.
Completing the pre check out cleaning is required. All trash will be disposed of in the kitchen trash can or at the StreetSide trash area.
We have a backup generator. Do not attempt to manipulate the generator system or controls in anyway. The water system is a combination system reclaiming rain and supplemented by city provided water. There is enough water, however conservation is strongly encouraged to assure during the summer with low rainfall you do not run out. In the very unlikely event this happens contact us and we will work on a solution.
Please remember to treat our home like it is your own home. When checking out please remember to leave the key and gate opener. There will be a ($200) fee for taking it with you.
Before leaving, pick up the open shared area outside. Stay out of locked areas. Please remember the house is in a neighborhood and be respectful of neighbors.
Pick up after yourself in the bar area, cover the pool table, when you aren`t using it, and leave things how you found them..

Turn A/C off when checking out! Also, if you have opened any windows make sure to close them.

This large, private home has everything a traveler needs! It is uniquely situated on the hills of Guzman Arriba, Rio Grande. The home provides amazing sunrise and sunsets of San Juan, beaches and the El Yunque National Rain Forest Mountains. It has fantastic patios, a large bar and plunge pool. Great for spending a entire day at the house or returning to all the amazing amenities. There are a large variety of tropical fruits available on the property depending on the season. The home is very spacious with 2 full Kitchens, 4 bathrooms and an attached apartment. Inside is more than 3000 sg/ft and outside covered areas and decks are approximately 1,500 sq/ft. This home is gated and secure from the roadway. The neighborhood is very safe and the community people are very friendly! Automatic generator for uninterrupted power is provided. WIFI, AC, Private secure parking, dance lights, blue tooth sound system, ROKU TV in all the bedrooms and bar along with many other amenities.

Uniquely situated and highly sought after location and views! Quiet out of the way location but within short driving to shopping, beaches, National Forest, San Juan, and many other destinations. Outdoor shower, cooling pool, bar, pool table, darts, ROKU TV all rooms and Bar, outdoor eating area, close to beach and National Forest. The property and location with the amazing views are the best way to relax after a fun filled day! We love it!
