Summary:
Rate and expansive garden level 1.5 bed/1 bath townhouse apartment nestled in a desirable residential block of Cobble Hill/Boerum Hill, just blocks to Carroll Gardens, Gowanus and Park Slope. Shops, grocers, top restaurants and subways at your doorstep in every direction. Steps to the F/G Bergen Station, or 5-14 minute walk to 9 other subways!

The Space:
Rare and expansive space on a 25” W x 50” D interior that flows into a 1000 square-foot garden/backyard.

Highlights:
-Open layout between the living room, kitchen and dining area with a working brick fireplace
- Full sized washer-dryer
- Large closets with plenty of hanging and shelving outfitted by California Closets
- Fully equipped kitchen
- Spacious primary bedroom with a king bed (and option to add a crib). This room has a full wall of California Closets, a dresser, two large bedside-tables, an arm chair, and a second door to the bathroom. This room faces south and gets good natural light.
- Second bedroom has a twin + twin trundle (bed underneath that rolls out).
Small desk, floor to ceiling shelving and an open closet cove for storage with a short rod perfect for hanging kids clothes. This room does not have a window to the outside so we consider it a "half" bedroom.
- High chair and full-size crib are available upon advanced request

The entire first floor apartment including the 1000 sf private garden.
The Neighborhood:
This townhouse garden home is located in the most central part of BoCoCa at the crossroads of these three top Brooklyn neighborhood, Boerum Hill, Cobble Hill and Carroll Gardens, on a tree-lined street with Trader Joe’s, a plethora of other grocers, NYC’s top butcher, an amazing Fish Shop, cafes, boutiques, five-star restaurants and bars are just a stone’s throw away on Smith Street, Court Street and Atlantic Avenue. Excellent subway access with 6 lines - F/G/A/C/2/3 just a 1-8 minute walk away.
Getting Around:
- 1 block to the F / G Bergen St. Station (just 3 stops to Manhattan on the F, or to Williamsburg on the G)
- 5 minute walk to the A / C Hoyt Schermerhorn Station, (w/ express service into Manhattan)
- 8 minute walk to the 2 / 3 Hoyt St. Station, (w/ express service into Manhattan)
- 10-12 minute walk to 4 / 5 at Borough Hall (or Nevins) Station (w/ express service to Manhattan)
- 10 minute walk to the R Jay St-Metrotech Station
Easily get to your destination in Manhattan from downtown to Central park in 5-30 minutes once your are on the train!
Other Things to Note:
This is an older building and you can hear upstairs tenants footsteps, through the floors. Everyone in the building is aware of this and disturbance issues are usually remedied with reminders to all. The small half bedroom is under the common stairs to the second floor. You can hear creaky steps when people are going up and down.
This unit is on the ground level and windows face the street. Street noise is moderate at night given that this is not a very busy street car traffic wise at night though you can hear cars going by.
This unit has been partially updated with all new closets, doors and moldings. Most recently the floors have been refinished . The bathroom was remodeled several years ago. The kitchen has new countertops, backsplash tile and still has older cabinets.
