This home is best suited for guests who value tranquility and are able to fully respect quiet hours. If quiet hours cannot be followed, this property will NOT be a good fit. The neighborhood is so quiet at night you could hear a pin drop and voices WILL carry. Guests who do not comply with this house rule will be asked to leave and the reservation will be cancelled.

Sedona city ordinance requires quiet hours from 9:00 PM to 7:00 AM. Our home is located in a peaceful residential neighborhood surrounded by full-time, retired neighbors and maintaining a serene environment is extremely important.

Please help us by:

Keeping outdoor noise to a minimum after 9 PM

Being mindful of conversations, music, fire pit conversations and hot tub use during quiet hours

Avoid bright or flashing lights outside at night

A spacious 3-bedroom, 2-bath home featuring all king-size beds and wellness-inspired touches throughout. The home comfortably sleeps six guests, with a pull-out sofa option available for groups of up to eight.

Hot Tub Retreat
Relax and unwind in the private hot tub, available year-round. Please keep the water temperature at or above 98°F for optimal use. Perfect for stargazing on clear Sedona nights.

Cowboy Soaking Pool (Seasonal)
The cowboy pool offers a refreshing way to cool off during summer and can be used as a cold plunge in winter. Please note, it is not heated.

Complimentary Coffee Bar
Includes a drip coffee pot with large ground coffee packs. A Keurig is also provided; however, K-Cups are not supplied.

House Rules and Local Guidelines

Please take a moment to review the house rules before booking. Sedona has a strict city ordinance requiring quiet hours from 9 PM to 7 AM. We ask all guests to be respectful of our full-time neighbors by keeping outdoor noise and lighting to a minimum during these times.

There are exterior security cameras located at the front entry, driveway, back patio, and gym doors for guest safety and property security.

Guest Access

Guests have full access to the entire home and all amenities, except the hallway closet, two garage storage closets, and the fenced gate area. Garage access is not available, as it has been converted into the home gym. Ample parking is provided in the driveway.

We understand that sometimes guests may want to check in early or check out late to accommodate their travel plans. However, due to our high occupancy rate and the need for thorough cleaning between guests, we cannot guarantee early check-ins or late check-outs.

If you require an early check-in or late check-out, please consider booking the night before your intended early check-in or the day after your intended late check-out. This way, you can secure the additional time you need for a smooth transition.

We appreciate your understanding and cooperation in this matter, as it helps us maintain the quality of your stay and ensure a seamless experience for all our guests. ***PET POLICY***
While we love pets, they are not allowed at this property. If we are made aware of a pet on the property and it was not communicated to us before the reservation we will automatically charge a $500 fee upon check out.

There are 4 exterior cameras that are pointed at all entrance points for the safety and security for guests and our property.

***Dish & Kitchen Cleanliness Policy***
Guests are required to load all dirty dishes into the dishwasher before checkout. Please avoid leaving an excessive amount of dishes in the sink or on the counter, as this creates extra work for our cleaning team. While it’s fine to leave a few items, the sink and counters should not be left full of dirty dishes. Guests who leave excessive messes may be charged an additional $50 cleaning fee.
