~AMENITIES:
• Towels: Bath towels, pool/hottub towels & wash cloths (1 per guest) and hand towels in each bathroom.
• Fully Equipped Kitchen: Basic dishware/silverware/utensils, pots & pans, and kitchen appliances (microwave, kettle, standard electric coffee maker, Keurig coffee maker).
• Entertainment: 4 flat-screen smart Roku TVs (streaming accounts needed), free Wi-Fi & high-speed internet.
• Convenience: Washer & dryer, iron, ironing board, hair dryers and kid's high chair included.
• Limited Starter Supplies: Trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets & disinfecting wipes.
• BBQ Gas Grill: Propane tank and BBQ tools provided for outdoor cooking.

~POOL SEASON & Heating Policy:
• Our regular pool season is April 16 – October 5. During this period, the pool is typically not heated, as outdoor temperatures are generally sufficient for comfortable use. However, heating may be requested for an additional fee of $100 per day and must be reserved for the full duration of the stay (no partial days).
• Outside of these dates (October through April), the pool is normally closed. For the shoulder months of March, April, and October, we can open and heat the pool upon request for $150 per day, which must be booked for the entire stay (no partial days). This fee covers both the seasonal opening service and pool heating. Requests must be made at least 72 hours prior to check-in, and payment must be made in advance.
• Pool heating is weather-dependent and can only be provided when average outdoor temperatures are approximately 55°F (13°C) or higher. If forecasted conditions fall below this range—particularly overnight lows near or below 50°F—the heater may not be able to operate effectively or maintain temperature, and service may be limited or unavailable to prevent equipment damage and excessive heat loss.
• When heating is available, the pool is set to approximately 78°F for the hours of 10:00 AM to 10:00 PM. Water temperature is not guaranteed and will vary based on ambient temperature, wind, and weather conditions.
• If a guest has prepaid for pool opening/heating and, due to weather or operational limitations, the pool cannot be heated or maintained at a usable temperature, the prepaid pool heating fee will be refunded in full. No refunds, discounts, or cancellations will be provided for the reservation itself, as pool heating is considered an optional, weather-dependent amenity and not a guaranteed feature.

~IMPORTANT NOTES:
• Absolutely no parties or disruptive events, please. For any unauthorized parties, the fine shall be $1000 and potential eviction. If you are hosting a small gathering or a birthday party, please feel free to reach out and we can discuss to see if it's a good fit.
• Quiet hours: 10 PM – 7 AM (per county regulations)
• Smoke-free property (indoor smoking penalty: $500).
• House Rules are located in the Rental Agreement.
• To ensure a safe environment for guests and neighbors, the property includes NoiseAware decibel monitoring devices in common areas and outside decks; as well as exterior security cameras on the front and side exterior wall facing the driveway/front door and on the back exterior walls facing the entire backyard, pool, hot tub and firepit area. These devices do not have a view into any interior private spaces.

~ADDITIONAL VISITORS:
• Visitors or extra guests (for stays under 30 nights) are only permitted if pre-approved and added to the reservation's total guest count. All guests—including children and any approved visitors—must be included in the reservation guest count at booking or added prior to check-in. Total occupancy—including visitors—cannot exceed 8 individuals.
*Limited visitor exceptions above the maximum occupancy may be requested and, if approved, are subject to a fee:
• For stays up to 3 nights: $60 per visitor.
• For stays of 4+ nights: $100 per visitor.
Fees will be requested through Vrbo and must be paid before check-in, and full names of approved visitors are required.
Please note that sleeping arrangements, beds, bedding, towels, and other amenities remain limited to the property’s maximum occupancy.
Violations of these most critical house rules will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.

~PET POLICY: Pets are not permitted for reservations under 30 nights. For stays of 30 nights or longer, pets may be considered with prior written approval, pet verifications and pet fee. Please contact us in advance so we can review requirements and provide approval. Unauthorized pets will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.

• Fire wood is not provided.

~RATES: Weekly and monthly discounted rates are automatically applied at booking. We do not offer additional or special discounts, including military discounts.
