Walking distance to Kings Beach!!! Welcome to our lovely home, the perfect place for your next family retreat. Our home comfortably accommodates up to 8 people, could stretch it to 10. Spend your day at the beach or skiing, then come home and relax, we have plenty of board games to play, an arcade room for your kids (or adult kids), netflix, hbo, amazon prime, SUPER fast wifi internet, Grill, nice big deck, FULLY stocked kitchen for all your baking/cooking needs, perfect for any holiday!!!
** IF YOU ARE BOOKING FOR WINTER TIME** --> Please bring CHAINS or 4WD + Snow Tires. My driveway is not steep by any means, but you can and will get stuck on my driveway if there is snow/ice on the ground... if you do not have CHAINS or 4WD/AWD + Snow tires. Do not bring a 2-wheel drive vehicle without chains! If you a question about this, please ask me, I will let you know if there is snow/ice on the driveway.
By booking with us, you agree to all local Placer County, State, and Federal guidelines regarding the ongoing pandemic and agree that your stay with us meets those guidelines. Once booked, I will not cancel your reservation.
The house has 3 total bedrooms. (*** bedroom # 3 has the fuseball table and bunk beds, bedroom #1 is just a king size bed plus access to the second floor balcony, bedroom # 2 is king size bed plus a trundle bed.)
We have consistently been told our mattresses are SUPER COMFY. We have the Classic Brands Cool Gel Memory Foam 14-Inch Mattress, on all of our beds except the top bunk beds which are 8 inch cool gel memory foam.
Our house is heated by hot water radiators throughout the second floor the ground floor has radiant heating!
***Kings Beach has quiet hours starting at 9:00 PM ** Please no parties!
Please be respectful of our neighbors.
Bar-B-Q grill (propane) in the back yard with plenty of seating. Snow may limit the use of the grill. ***Please be aware I can not ensure that the propane is always full. I do my best to refill the tanks frequently. If the propane tanks are empty you may have to go to local gas station to swap out the tanks and I will reimburse the expense.***
The house is perfect for either family Tahoe BEACH vacation or Ski Vacation in the winter time.
**My apologies, Placer County does not allow outdoor fire pits in rentals! So no fires! **
The house was recently remodeled throughout, 2 floors, the first floor has the board games, smart tv, fire place, full bath and several couches/chairs. The second floor has a full bath and three bedrooms, one bedroom with a KING size bed, one bedroom with a KING size bed and trundle bed, and one bedroom with 2 bunk beds (one full, 3 twin), and a fuseball table.
We have multiple board games available to play while you relax with family and friends including: Pandemic, Risk, Cards against humanity,, Clue, Trivial pursuit, Forbidden Island, Jenga, Monopoly, Uno, Scrabble, checkers/chess/backgammon, and cards.
We have SUPER fast wifi internet, smart tv, Netflix, Amazon Prime, HBO Max, in family room, also smart TV in the cottage/arcade game room.
The driveway has enough space in summer time for your 2 cars plus a third on the shoulder by the road. **** In snow season we have 2 spaces. *** DO NOT PARK close to street during snow season you may get a ticket, third car may not be possible during snow season if your cars/trucks are too big, highly recommend only 2 cars in snow season ).
This house has a small cottage in the back yard we use as our "Arcade" room, it has 5 arcade1up cabinets with old school games such as galaga, mortal combat, asteroids, etc, a nice big couch and a big screen TV with the retro-NES, retro SNES, and retro playstation consoles so that your children or adult children can kick it back and relax after a fun day at the beach. We also have a 54 inch fuseball table upstairs for you fuseball fanatics!
And one last thing! Like MANY houses, condos, and hotels, in the Lake Tahoe Basin we do not have air conditioning. The temperature in Tahoe at the height of the summer usually has a high temperature of 80 degrees and is usually is about 65 degrees or lower by 9pm - 10 pm at night and it gets down to the 40s or 50s overnight. We provide box fans for the windows to get the cool air flowing and this works well for us to get the whole house cooled off. The hottest months here are usually July or August. I have two young children and we all have always been very comfortable in our home temperature-wise. You are free to check around, but most houses up here do not have AC.

Kings Beach has the largest public beach on Lake Tahoe. By staying at our house, you will ensure that you have parking and can just roll out of bed and walk to the beach!
In snow season, we are about 10 - 15 minutes from North Star and Diamond Peak ski resorts.
Did I mention we are walking distance to the Beach or to all the shops in Kings Beach?? The perfect location in Tahoe and our favorite part of the lake!
**** Please do not gather at the house with more than 10 people at ANY time. We are not allowed to have more than 10 at any one time per County ordinance!!! ***. This usually applies to people who have rented more than one house in Tahoe and want to all gather at the same place for dinner or what not. This is not allowed! Placer County has strict ordinances and big fines for breaking the occupancy limits.
**NO FIRE ALLOWED** --> Absolutely NO open flame of any sort anywhere on our property ever! This is WILD FIRE country and our area is one of the highest risks for WILD FIRE in the nation. NO CAMP FIRES EVER. Our neighbors will dial 911 if smoke or open flame is seen.
Quiet Hours: 8:00 PM to 8:00 AM
Keep doors and windows shut when not using. Bears will enter home if door left open or window left open!!
Wear shoes in back yard or on deck, pine cones are SHARP and will puncture feet!!
I have exterior cameras, ONLY exterior cameras! There are no interior cameras! Yes, my exterior cameras record, this is for your security, my home's security when no one is there, for monitoring for snow removal, wild animals, and monitoring for cleaners and other maintenance persons arrival/departure.
If a bear gets into the house and causes damage to our home you will be responsible for the damage.
***Bears are no joke in Tahoe*** If a bear is on the property be sure to yell at bear to get out or away, do not allow bears to feel comfortable with humans. Keep doors and windows shut when not in use especially on the ground floor!
*** Did I mention keeping door/windows shut on ground floor when not home or at night? Bears will climb in! ***
Parking is enough for 3 cars, 2 in the driveway and 1 in the front yard adjacent to the road, in the summer time. In the winter time only 2 cars in the driveway will fit.
*** NO SMOKING any where on property or inside *** MAJOR FIRE HAZARD
*** Do not leave any form of trash outside *** Clean up after your self.
*** No big parties or events ***
*** Do not block or move exterior cameras ***
Supplies: Expect to have one roll of paper towels available. Expect to have at least 6 rolls of toilet paper available. I do not generally stock more than that. Feel free to use any dish clothes located next to the sink. Please plan accordingly if you are staying more than just one or two nights.
** Fees **
Late check out, If you check out later than 10 AM on the day of checkout and force cleaners to delay their start I will charge that day's full rate or $200, whichever is the greater value.
* Locals must communicate and advise me why they are booking before booking.
* no overnight visitors not listed on your reservation.
* Infants, babies, toddlers and children: you acknowledge I do not have baby gates or cribs at the property!
* there can not be more than 10 people in or on the property at any one point in time.
* the guests will respect and follow all community guidelines listed inside the apartment or on the property, and in my airbnb ad.
* No smoking - I will charge an extra $100 fee for smoking on the property or in the house as the cleaners will require more time and supplies to fix any odors/damage caused by smoking.
* A violation of the house rules can lead to an immediate removal of all guests without refund.
* You agree to be booking in good will and you will not attempt to damage the property because you are dissatisfied with a ruling by Airbnb or the host in the event that a violation of the host's rules occur.
* If any not following of the house rules leads to having to discount or refund the next guest you are responsible to cover the resulting costs.
* You must allow myself or housekeepers in to the house to assess, fix, or clean any claimed problems you identify during your stay.
* For unclaimed guests: bringing more guests than what the reservation shows, the fee is $40 per guest per night and we reserve the right to cancel the reservation and remove you from the property.
*** SNOW SEASON*** When you book, I make the assumption you are aware of how to travel in the snow. Bring chains for tires if need be or only travel in vehicles with AWD/4WD with snow tires. Be mindful that your travel time in winter storm conditions may be longer than usual. I can not change my checkout or check in dates based on winter storms as guests coming after/before you will likely be prepared and will be traveling regardless of the snow. Checkout time during a winter storm will remain at 10:00AM as cleaners will be coming to the house on time. If you "don't feel safe" to leave during a winter storm, my ask would be that you plan accordingly and book an extra night with myself if available or with a different airbnb or hotel/motel for that night.
