Guests have full access to the entire two-story home, including all bedrooms, bathrooms, living areas, kitchen, and outdoor spaces. Enjoy complete privacy during your stay this home is exclusively yours.
Check in easily with keyless smart lock entry, giving you the freedom to arrive any time after check-in.
Make the most of your stay with a private pool and patio, perfect for sunbathing, relaxing, or evening BBQs under the lights. A pool heater is available for $50 per day.
Fire up the outdoor grill for cookouts and family gatherings available for $50 per stay.
The driveway provides parking for two (2) vehicles. Please note that the garage is used as a game room and is not available for parking.
One closet in the master bedroom is reserved for owner storage and not accessible to guests.

Other Details to Note:
Guest Verification (Truvi):
Before arrival, you will receive an email from Truvi containing a screening questionnaire. You must provide answers to all the questions asked as part of the verification process. This involves two stages: pre-approval and full approval. Only after full approval is your stay confirmed. Failure to complete or pass screening results in cancellation. This ensures safety and compliance for all guests.

Security Deposit:
A refundable deposit is required for last-minute bookings or if initial screening isn’t passed: $500 for up to 6 guests and $1,500 for 10+ guests
Refunds processed within 7 days after checkout if no damages or incidents.

Guest Policy & Rates:
Nightly rate covers up to 6 guests. Additional guests incur extra fees. Early check-in and late check-out available on request and subject to availability.

Pool Maintenance:
Weekly pool maintenance every Wednesday from 11:00 AM to 1:00 PM. Technician accesses only outdoor pool area. No action needed from guests.

Gardener & Landscaping:
Groundskeeper visits twice monthly at varying times. Guests will be notified in advance if a visit occurs during their stay.

House Tour Video:
Available upon booking approval. If you decide the property is unsuitable after viewing, you may cancel.

Pets:
Service animals always welcome. Pets under 25 lbs allowed with prior approval and $100 per pet fee.

Animal & Insect Notice:
Regular pest control is provided, but small animals or insects may still be present.

Additional House Rules:
Booking Policy:
Primary guest must be at least 27 years old and stay for the entire reservation. No third-party bookings allowed. No-shows result in cancellation without refund.

Noise Policy:
Quiet hours are 10:00 PM–8:00 AM. Excessive noise (loud music, yelling, bass) is monitored. Up to 3 warnings allowed; continued violations result in $1,000 fine and reservation cancellation without refund.

Guest Registration:
All overnight guests must be registered with full names before check-in. No unregistered visitors without approval. Violations lead to $1,000 fine and automatic cancellation without refund. Only registered guests allowed for safety and insurance reasons.

Late Check-Out:
Check-out is 10:00 AM. Late check-out without approval incurs $100/hour fee. Requests must be made in advance and approved.

Lost & Found:
Items may be claimed within 30 days after checkout; unclaimed items will be disposed of or donated. Dangerous items (firearms, ammo) will be reported to authorities immediately.

Smoking:
No smoking or vaping anywhere on the property. Indoor smoking incurs a $500 fee.

Parties & Guests:
No parties or events. Maximum occupancy is 13 including visitors. Unauthorized guests cause a $1,000 fine and cancellation without refund.

Cleanliness & Maintenance:
Keep property tidy. Excessive mess may incur $300 cleaning fee. Mid-stay cleaning available for a fee.

Furniture:
Do not move or rearrange furniture except futons/sofa beds, which must be returned to original position before checkout.

Trash Disposal:
Use correct bins for trash and recycling. Improper disposal results in $60 fee.

Outdoor Cleanliness:
No throwing food or trash in yard/garden/trees; $250 cleaning fee applies.

Prohibited Activities:
No data/crypto mining or illegal drugs. Violations result in $1,000 fine and cancellation without refund.

Neighbor Courtesy:
Respect neighbors; no disturbances or trash on neighboring properties. Violations cause $1,000 fine and cancellation.

Garage Parking:
Garage use prohibited (used as game room). Unauthorized use causes $1,000 fine plus repair costs.

Remote Controls:
Lost/missing remotes incur $100 replacement fee each.

Local Laws:
Guests must comply with all local parking, waste, and noise regulations.

Violations:
Any breach of these rules (noise, unauthorized guests, smoking, damage, etc.) will result in fines, penalties, and immediate reservation cancellation without refund.

Cancellation Policy:
• Full refund (100%) if canceled 60 days or more before arrival
• 50% refund if canceled 30 days before arrival
• No refund for cancellations made within 15 days of check-in
