You have a full and private access to the whole cottage along with it`s yard and terrace (except garage). Furthermore, you have a direct private access to the lake, our quay, our kayaks (2), paddleboard (1) and pedal boat (1) (seasonal).

The cottage is located on the shores of Lake Sainte-Marie (navigable without a motorboat). The cottage is located on a quiet local road and offers perfect privacy. The neighborhood is very peaceful with a beautiful mountain atmosphere. Several activities await you nearby, summer and winter. About 20 minutes from Sommet Morin-Heights and Sommet St-Sauveur.

The cottage is mainly accessible by car. There are parking spaces available on site.
Please remember that your staying in a house not a hotel. Please treat the place with respect. If any problem arise, we will do our best to take actions ASAP, but there is no one living on site 24/7. Thank you for your collaboration.
- To ensure that the number of occupants never exceed eight (8) persons.
MAXIMUM OF 6 ADULTS AND 2 CHILDREN
- All tenants must be 25 years of age or older; With the exception of the children of the tenants;
- To keep and maintain the house in good condition, as well as the appliances, furniture, accessories and equipment installed for the exclusive use of the Tenant and his guests, as well as all the sports and outdoor equipment available to him;
- To be responsible for the appliances, furniture, accessories and equipment made available to him during the rental period and for any damage caused to them by his fault or that of his guests;
- For sanitary reasons, we request all used bedding and towels be put in washer before departure.
- To leave the accommodation in cleanliness; $ 500 will be deducted from the security deposit if the house is left abnormally messy. $ 200 will be deducted from the security deposit if kitchen is not left as it is when the arrival of the place ( e.g. plates/utensils/etc. not in dishwasher and pans/pots/etc. not cleaned)
- Hot tub : The temperature must be maintained between 90F to 104F. You can adjust according to your preferences by using the up and down arrows.
There are 2 massage areas, named 1 and 2 to the left of the line of buttons.

To not touch the other buttons as this may change the mode (which should be `standard`) and the spa will no longer maintain the desired temperature. Please check at the end of each use that `` standard `` is still displayed.
No glass window outside on the spa deck. Plastic glasses are your arrangement in the kitchen. We are not responsible for any problems after using the Jacuzzi.
- Not to move or remove the furniture or any accessories made available to it in the housing away from it;
Pets:
This home rental will allow exceptionally 1 pet; no other animals are permitted in or around the property.
Your pet may not be accepted to stay; based on species, ages, size, if not litter trained or proper (dogs), not de-clawed and history of destroying furniture;
You have registered and paid for 1 pet. Failure to report and pay for any other pet at the property prior to arrival will result in a penalty of 3-times the amount of the pet fee, which will be deducted from your Security Deposit as a fine. If you are unsure if you`ve paid the pet fee, please confirm with us or airbnb/vrbo quote. Immediate eviction and a 1000$ penalty could occur otherwise.
The Guest and pet owner is responsible for their pet at all times and accepts full legal liability for any damage or harm the animal may do to the property or persons on and near the property.
If you do not adhere to the pet rules or you violate this provision with respect to other animals, a penalty ranging from 300$ to 1000$ or more (if damages occur for over the amount of 1000$).
Rules Include:
- Pets are not allowed on the beds, furniture or any other object with upholstery;
- We recommend keeping it in a room without furniture that could be damaged; damaged upholstery will result in a minimal fee of 500$ or more if the damage is more extensive.
- We request that guests do their best to remove hair/fur i.e. their presence cannot result in extra cleaning being required ; otherwise a minimal fee of 300$ will be charged.
- No traces of litter should be found anywhere in the house;
- Guests are responsible to remove any and all pet waste from the interior/exterior of the property. No traces of urine or feces will be accepted after departure inspection; a 1000$ fee will be imposed if not respected;
- Pet owners are required to crate (put in their cage) their pets when left in the house alone for the animals safety, and safety of any service staff or repairmen.
- Not to smoke in the dwelling;
- No shoe or boots inside;
- Presence demanded whether the fire in the chimney or fire outside; No wood can be taken from our outside land or neighbors for the indoors/outdoors fireplace.
- There is no land line phone. The reception is excellent with Telus and Bell Mobility. We would not be responsible for any inconvenience this might cause.
- In winter only, heat the dwelling at all times at a minimum temperature of 20C to avoid freezing; We have 2 sources of heating: radiant floors and a heat pump. The radiant floors must be always be maintained between 17 and 22C. Even if you wish to have more heat, floors take more than 6 hours to reach the wanted temperature. You can adjust on the other hand the temperature of the heat pump to have a faster efficiency.
- Air conditioning : it is a central system, that must be kept in âcoolâ mode when on, button on the left.
- Do not use cleaning products that are too strong for the maintenance of floors, baths, showers, washbasins and toilets;
- Dispose of household waste at the appropriate places;
- Refrain from throwing into the washbasins, sinks, toilets, showers, etc., objects likely to obstruct the pipes, failing which they will be liable for the expenses incurred for the putting them back into service;
- FRONT DOOR : You were provided with a code for the front door. When you leave our cottage, to lock the door, you must enter the door code and then press the `padlock` key.
- To allow the owner to access the dwelling at all times, either to inspect it or to carry out urgent work necessary to keep the premises or its equipment in good condition. For long term rentals, we schedule with our guests periodic visits to ensure this.
