Unauthorized late checkout may result in additional charges, including cleaner reschedule fees.

This is a strictly non-smoking property (inside or garage).
Smoking must be done outdoors only, away from open windows/doors.
Indoor smoke odor = minimum $1,000 remediation charge + deep cleaning and linen replacement.
3. Guest Count & Visitors
Maximum occupancy: 10 guests.
We may approve additional guests for a fee — message us first.
Unauthorized guest fee: $100 per person per night.
Only registered guests are allowed on property unless pre-approved in writing.
Day visitors require written approval (max 2), allowed 9am–9pm.
4. Parties, Events & Noise
No parties, events, DJs, or large gatherings.
Quiet hours: 10:00 PM – 8:00 AM
Violation of quiet hours or event rules may result in:

Pets must be disclosed and approved before booking. Maximum: 5 pets.
Pet fees per pet per 30-day period:
• 1–6 nights = $50
• 7–25 nights = $100
• 26–30 nights = $250 (resets day 31)
Unauthorized pet: $500 per pet + pet cleaning + damages.
Pet rules:
– No pets on beds or furniture
– No pee pads inside
– No unattended pets unless kenneled
– Clean up waste immediately
– Excess pet hair/mess may result in extra cleaning fees
6. Pool Use (No Heating Available)
This property does not offer pool heating.
Pool temperature depends entirely on weather conditions.
No refunds are provided for:
– cold water
– weather limitations
– storms
– seasonal temperature changes

– No glass within 10 feet of the pool
– No diving, running, or horseplay
– No pets in the pool
– Children must be actively supervised
– Toddlers must wear swim diapers
– Do not touch, adjust, or tamper with:
• pool pump
• valves
• timers
• breakers
• pool vacuum
– Do not remove the pool vacuum or move equipment
Weekly pool service enters the backyard as part of normal maintenance.

No loud noise, yelling, or music outdoors during quiet hours.
Any disturbance may result in removal.

Do not move or rearrange any furniture, beds, or décor.
Rearranging items can cause damage and may incur repair/replacement fees.
