The common areas of our property are truly the heart of the home. Enter the cinema room and experience the ultimate movie night with a full cinema screen, ensuring an immersive entertainment experience for all. But that's not all – the gaming room is a paradise for gamers and fun-seekers alike. Enjoy friendly competition with two arcades and a pool table, surrounded by comfortable seating for spectators or those who prefer to relax and watch the action unfold.

As you step outside, you'll be greeted by your private backyard oasis. Take a refreshing dip in the sparkling pool to beat the Texas heat or unwind in the indulgent hot tub, perfect for soothing tired muscles after a day of exploration.

Other things to note
- Pet-Friendly: House-trained pets are welcome with a $150 fee per pet. Register your pets and clean up after them, especially in the backyard.
- No Parties/Large Gatherings: Only registered guests are allowed. Contact us if you have queries or need clarification before booking.
- Additional Fees: From the seventh guest onwards, a $39 fee per guest per night applies. The fifth bedroom opens for groups of 8+ guests.
- Entertainment: Smart TVs with streaming apps are available. We'll sign out of your accounts if you forget to do so.
- No Indoor Smoking: A $500 fine applies for violations. Smoke outdoors and dispose of cigarette butts properly.
- Pool and Hot Tub: Please note that the pool and hot tub are professionally serviced twice a week during the summer months and once a week during the rest of the year.
As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort.
The pool technician accesses the area through the backyard gate. POOL IS NOT HEATED
- Landscaping: Is done once a week.
- Security Cameras: Two cameras are installed outside for security, none inside.
- House Rule Violations: Can result in reservation cancellation, no refunds, and loss of deposit.
- Other: High-speed wifi is available; no cable.

Additional rules
1. Check-in time is from 4:00 p.m. onwards. Check-out time is at 10 a.m.
2. Smoking Indoors is STRICTLY forbidden. Guests that break this house rule will receive a $500 penalty.
3. Parties of any kind are NOT allowed on the property.
4. Quiet hours are from 10 p.m. to 9 a.m.
5. Drugs, weapons and inappropriate behavior are not allowed on the property.
6. The total number of guests and pets spending the night must be registered in the reservation. 7. All events must be previously discussed and explicitly authorized by us.
8. All cars must be parked in the property’s driveway. Only 2 cars can be parked on the street.
9. Stained sheets or towels and damaged items must be paid for to replace them.
